Well, you're priorities are right.. but also I would add to make sure that "your ducks are in a row" and you're ready to pounce when the right car turns up.

When it does, that seller may be ready to move-it fast and not be of the mindset to wait around for your bank or discussions with the wife..., first one to show up with the cash wins!
