89 C4 small oil leaks help

Dear All

I have two oil leaks and I like some help.

#1 The big problem is the oil leak around the cam shaft where the power steering connect too. I replaced the seals twice and it still leaks. It oil drop on the heat exchanger and can you smell the oil burning(small leak but smells)

Should I but a gasket sealer? what?

#2 small leaks around the bottom cylinder . I know that there a change in the machining of the cylinder base around 1991 but is there easy way to fix this with out modifying the cylinder (It a small leak at the base)
