Help with value of a 2.2

I have a complete running 1970 2.2 T spec engine with webers that I am looking to sell to fund another project. The motor was rebuilt about 10 years ago and has had about 4000 miles put on it since. The motor is dry and does not smoke. The cylinders checked out between 145-150 psi. what is a conservative value for this motor which is ready to be bolted into the next owners car. motor is sold complete from air filters on down.

I've found all engines are usualy bought on core value, regardless of the curent ownes claims.
$4000 as a core, $5000 with the webers?
