Currently Denver is performing an experiment wherein they are trying to stufff 3,000,000 people into an area fit for 2,000,000 people. A two bedroom apartment in an area you may not want to live averages around $2k. There’s lots of great restaurants but someone has decided that a cheeseburger and fries is worth $16 in every single one of them, regardless of quality. There are approximately 7,432,000 lime, bird, and razor scooters planted on every sidewalk in the city. It was illegal to ride them in the street or bike lane, but some hand wringers felt it was dangerous for pedestrians. Now it is ONLY legal to ride them in the street or a bike lane. So there’s teenage kids and hipster beards legally riding little electronic scooters through the already congested streets designed for 30% less traffic.

I live in southwest Denver close to old town Littleton. Great area and don't have to deal with said above.. Great access to the mountains and quiet enough to have the windows open at night in the summer/fall. Here's a pretty recent thread on another Pelican looking to move to CO. Moving to Loveland, Colorado for a few years....any insights It's a great place to live. There wouldn't be so many people moving here if it wasn't.. Also.. Denver, though nice as large cities go, is viewed by many in the region as the arm pit of the Rocky Mountains.
It you are, or think you might like to become the out-doorsy type, the foothills communities about twenty minutes to the west hold much appeal. _

The housing $ question does not get any better outside Denver for the most part. Hogan is pretty spot on.

It is awesome and I live and work right in the middle of it. I see it as for every scooter zipping down the street, there is one less car on the road.
I always like to ask the people who complain about all the people moving here where they are from. 9 out of 10 complaining the most are themselves transplants. My response is "how about you take your whiny ass back to where you came from and let somebody who actually appreciates being here have your spot?" The kids are moving here for good reason. I moved there from NC myself . I really enjoyed it when I lived in the burbs 35 years ago. Lots to do, lots of work and not very crowded. Dry and sunny...winter and summer. Skiing nearby if that suits you. It is pretty populated now, lots of traffic and the metro area has grown 50 miles in every direction. Beautiful blue skies and cool summers (no AC in my house there...but some days, it would be nice). If you hate snow...it can be painful. I had a huge stretch of sidewalk and the city required it be shoveled within 24 hrs of the snow stopping...so I was often out at 2 am shoveling. I have a photo of shoveling out where it is well above my 6 foot fence (drift).
I rent out my first house near there in Aurora. It is probably worth about $285K in today's market. Built in '81 and almost 1200 sq ft. Nothing fancy. I get $1600 mth. It is always rented and has a waiting blist...but they ususally only stay for a year now (1st renter stayed 35 years). It was only $800 a month about 10 years ago. Water must be expensive now as their water bills run about $200 a month. Hard to keep grass growing there.

I live in Loveland (just north) since September....its awesome. Great scenery, nice town, close to Denver (albeit on the I25 raceway) haven't seen enough snow or bad weather to even qualify.
My trips to Denver though have not been good, really, really busy place and as said, too much traffic for too little roadway so that'd be a challenge. Dennis |

It is great - best snow in the winter and hiking in the summer - just a couple of hours west of the city - or, if you are already northwest of the city - just a little over an hour.
And Denver now has a livable city core, which is nice - but, yes, pricey. I am a native, and although it is hard to see Denver 'grow up' and become a big city, it still is the best place (so long as you aren't hankering for beaches).

We were living between our house in South Denver and our house in Woody Creek. We finally gave up on the Denver house due to traffic and overcrowding.

I am all for moving to a place that is better than where you are leaving...but I do find it problematic when newcomers want to change the things that caused them (and those that preceded them) to mover there.
Personally, I really like living near a big city and all it offers...but, not a great big city. That said, I would not hesitate to go to the Denver area for a good opportunity (unlike NYC, SF, DC, etc.). Personally, I would prefer living/working at the edge of the city...maybe in Aurora or Littleton (if I could do so without a terrible commute). We loved it there...but were young (maybe that makes a difference). Both kids were conceived there and the youngest was born there. We would have never left except Uncle Sam thought we needed to go overseas.

Denver is pricey. Surprised at how many homeless there are. The suburbs are cheaper but not by much. Traffic can be messy in the snow.
Subaru’s are the state vehicle. Lots of vocal libs in an otherwise con state.
