Is there a way to sell a SFH (structure only) but not the property it's on?

If the house is permently attached to the ground ( foundation ) then no. It is 1 entity / asset. Why would you want to do that?

Yes, I have seen it happen, that is why there are businesses called house movers.
In some cases historic houses have been donated in others sold off the land to make room for something else. Typically the house or building has a historic value. Edit, I have dealt with this company staking the location of a house that was being moved. It was on a monolithic slab too. https://www.browniecompanies.com/

I have seen land lease setups around here that do exactly that so I guess it's possible, assuming you are talking about not moving the structure, just selling it and keeping the land it's on. I would call a real estate attorney in your state.

It's pretty common for commercial tenants to lease the land and put up their own building on it. Here in PA there are a bunch of vacation/hunting cottages on leased State Forest land.
Absent moving the house or leasing the property it's not clear to me how that would be structured. A real estate attorney would have ideas.

Maybe a 100yr lease, both sides transferable? I know someone who has this.
A defined right-of-way for driveway included. The sewer/water lines might still remain a liability to either side unless also specified. Also upkeep of the structure I'd suppose. Insurance. Paying bills. Stipulations for noise trash etc. Anything can happen and vague language will co$t everyone. |

Misunderstood your initial question.
There are entire communities here where the folks own the CBS house on a leased lot. It started as a trailer park years ago. Now they are building houses on lots they lease. So yes, what you propose has been done and can be done. Sent from my SM-G960U using Tapatalk

Absolutely.
Lots of Federal land with leased cabins all over. I think that you have a very hard time getting a mortgage on these. They do exist. |
