Take a look at the recent elections in Virginia. It's about to spiral in to the crapper there.

As for your guns...… do not tell anybody what you have even your best neighbor! As for shooting, our South Bay Rod and Gun club goes out to 300 yards, 3 pistol ranges one out to 100 and a trap range on Wed and Sunday. We enforce safety NOT laws. If you use Marijuana there is a Border Patrol check point near the range and once a week or so the drug dog will be out and he can sniff everything!

The thing about a 1.1M home is the real estate taxes. Expect a tax bill for around 14K/ year. Doesn't matter if you pay all cash. 13% will be billed by the state but there will be some local special assessments to push the figure up.Be sure to know and understand all of those local assessments — they have to be disclosed. Some can be brutal such as something called Mello Roos. And it's not deductible. It will automatically raise the tax on the land portion of your real estate 2% annually. That's another $260 just the first year. One of many.

Nice used cars run 500 annually for tags and insurance is district-ed so you pay for where you live and drive and how many miles. 3 cars, house insurance with some earthquake coverage (25 to 50K deductible) will run you another 12K. yr.

A new roof on a 3000 sq ft home for asphalt is a low of 25K and goes to 50. Better roof coverings can run a hundred grand. Buy a house with a really good roof.
At least Ryan won’t have to pay an annual personal property tax on his cars if he moves to CA. I hated that about VA.

Registration for our 2017 Volt is about $300/yr, the 964 was about $200/yr, and my 280Z is about $200/yr.

I now pay more than that for two small old houses.
That is after fighting tooth-and-nail a decade ago against the city Board of Review and then taking it further up to the Michigan Tax Tribunal.
Even had to hire a good expensive lawyer. Well worth it.
They did not seem to understand 'city law on record' or 'arms length transaction' or 'fair market value' for determining assesment.

This little city just approved a billion dollar school bond. wtf.

If the OP just wants to plunk down a million dollars on a family house without any research, that is his choice.
Good luck.

Depends on the area. CA RE tax is ~ 1.1% on sales price. Mello Roos are extra assessments the builder negotiated with the city to carve out another .2-3% to pay for schools, roads, etc... Zeke is right though, this state is continuously finding new 'creative' ways to relieve folks of their hard earned money. But the weather is awesome, few to no bugs, so that's gotta count for something right Doubt we will ever sell our homes here rather we hope to rent them and travel around a bit on 6-12 month stops and lease places of interest.

NO NO NO!!! Do NOT come here. Too much crime, too many gangs, too much taxes, too much traffic, too many people, and too many liberal a holes who want to tax everything. Every bad thing you have read about California is true. All of it. Stay away. Find a job Texas.

worked in the miramar area from 1994 to 6 years ago when I retired, you should consider carmel Valley along sr56, Rancho Penasquitos, Carmel mtn, poway. and scripps ranch for short commute relatively good schools (PUSD),. avoid mira mesa, you can pm me if you have any specific questions , and if you play golf you want a "city of san diego" address

Yeah, personal property tax on vehicles is a bit of an annoyance here in VA. At least "antiques" don't have that.

Good luck.
The move wouldn't be for over six months, plenty of time to conduct the appropriate amount of research.

Thanks for the information, had not heard of Mello Roos yet. I'll look into that.

Not a golfer, but all my buddies with children lived in Poway and Scripps when I was in a squadron.

We left March of 2018. We always knew we'd move back one day, but we thought it'd be once I retired. However, since the opportunity has presented itself...

As I said earlier, my son and his wife chose Poway for the schools.
