Any Florida Beach Condo owners
My in laws have a condo on the beach in Coco Beach Florida. They are far enough back that storm surge waves don't hit the condo. Dunes between condo and ocean.
10 years ago all the tenants were required to have there outdoor decks facing the beach redone. I think it was $15k. They pulled up all the concrete and put all new rebar in. Anyways, now they are being told they need to do again at the cost of $30k. Is that normal to have such weakening over such a short period of time? My father in law is so upset about the whole thing (82). |

We have owned our condo on Cocoa Beach for over twenty years. We bought it as they were redoing the balconies so we got out of that assessment. Last October we were all assessed $6000.00 spread out over 4 mos to redo 16 balconies that are really exposed to the elements (our complex has 71 units) so yes it is quite common. We are now using a new sealer that hopefully will slow this problem. The salt is pretty brutal on everything,especially metal. We use ours mainly as a rentall and it has been very good to us. So it's the cost of doing business for me. If it was my main residence it would be more upsetting. Owning real estate is a great investment but it is also very expensive,especially on the coast.

That issue kept me from buying a condo in Maui about 15 years ago.....It wasn't just the balconies, the whole from of the building facing the beach needed expensive repair...
