No eviction due to virus ?
WTF, our dumb ass Mayor say there's going to be no eviction for tenants due to Corona and the slow down in the economy. He will make more noise about commercial in the coming days but nothing for building owners or owners who has a mortgage. We take it on our shorts. I can see it now how some will completely take advantage of this. It can go on for 6 months, I hear.

How exactly can this be enforced?

I'd been thinking about this a bit over the last few weeks. No job means no money to pay rent. I guess I'll just have to go hungry, but I'm not throwing anyone out of their home. No legislation in this country but I feel it's my moral obligation to look after my tenants and worry about the details (rent owing) at a later stage.

Can't. they can all claim hardship due to virus and they are off the hook. Its a free for all and he's giving it away and we are stuck with the bill

Does this apply to all landlords, or just those with more than 8, 16 etc. number of units?

I don't see how a local mayor can legislate anything, including zoning laws, let alone Landlord Tenant laws, which are legislated by the state.

This is just forced, privately funded welfare. I’m sure property taxes are still due on time. If the government wants to provide free or deferred rent, why not use taxpayer dollars to pay people’s rent (or loan to people to pay their rent)? If this is a government or societal obligation, shouldn’t the government, or ALL of society, kick in? Such bizarre logic. |

What does corona virus have to do with cases filed 30! or 60 days ago? Those tenants’ failure to pay had nothing to do with any virus. This is craziness. The government is scarier and going to do more long term damage than the virus. |

Exactly. A tenant doesn’t have to show jack. He can just laugh in the landord’s face.
Because what’s the landlord gonna do about it? All of the landlord’s enforcement rights have been stripped away by one guy overnight. Politicians in places like LA and SF know exactly what they’re doing. |

it is shocking.
I thought that most people knew to not bring colds and flu to the co-morbid elderly. I know that I've avoided seeing my almost 80y/o mother for the last week because I had a sore throat. But apparently it's not enough for some to let people take their own precautions and chances. It's not fair(?)to isolate the elderly and let the young productive people do just that. And of course You can cover their rent due to wages lost from being forced out of gainful employment, right? Land of the free, Home of the brave - or - Land of the Freaked, Home of the stay. |

If people can't pay the rent then they probably can't pay for food at the supermarkets. And the supermarkets are in a better position to carry them than landlords are. Maybe the state governor should tell supermarkets free booze and ciggies for anyone who can't pay.

Nothing is set in stone but I bet all the proof needed is the difference in the paycheck. For example, if a worker's pay has been reduced due to hours being cut, I bet they will qualify for not having to pay rent. In the mean time, who the hell is going to carry the landlord? My friend's worry about commercial. If their business numbers falls, they qualify for not having to pay. That number can be fudged easily for business owners especially food related businesses

Figures. Wife and I killed ourselves last year taking over the rental house biz. We got all 5 rented, and are currently collecting full rents on all of them . Just last month, we paid all the back owed water bills, and rehab costs, and for the first time in 15 years of this business , we were poised to actually make money .
Just penned out our first big tax payment, and insurance payments, and there is a little bit of money in the account . There goes that .....all to hell. It is my job as a good human to try to keep a roof over these people for a while though . I have already thought this out in my head . I am planning on forgiving some rents for a few months if I have to . We are all gonna have to make some sacrifices here . Good thing, they are all paid off . I have one section 8 unit, glad I diversified a little bit , that one will still pay . I have one big house where the tenant manages an eatery , so I am sure I'm not collecting there. I have one healthcare worker, and one government worker , kind of expecting( hoping ) them to keep paying . At some point, though, enough will be enough though. |
