i'm gonna need to work some SERIOUS OT.

my wife and i have been batting around the idea of taking the 1970's roof design off of our house, and making it much better.

let me draw you a mental picture. my roof is pancake flat. all okay, but some 1970's house designer thought it would look smashing to put a parapet around the entire thing. to get on my roof of the main house, i have to climb onto the garage flat roof. take a aluminum 5-6 foot ladder and lean it against the parapet wall..then take another 5-6 foot ladder and lift it over the parapet and lean it against the wall from the other side. then i can climb up a ladder and down the other side. rain runs to the corners and flow into scuppers. i am at the mercy of my neighbors oak trees. i climb up annually to clear leaves. all well and good, but i am not getting any younger. in a siege, the parapet would be nice to duck behind to reload

i want to take the entire roof off and install a semi sloped roof. modern looking. then i can do some fascia updates, some new windows, new modern garage door, etc. make it look nicer and less "brady bunch neighborhood". maybe even SOLAR!!

i was just visiting my friends full house remodel. i was halfway talking chit and i told asked the Contractor (who told me he was retiring after that job), "you should do my house before you retire!". he is doing a great job, and it was a design/build thing. full drawings and everything.

he just told my wife for us to give him a call and get a cost estimate.!! yikes!! he will do our job before he retires! . i really want to do it..install some real lighting and stuff on the insides while i am at it, some vent-able skylights.

Wow! That remodeling rendering is one of my dream houses. Do it! I’ve never met anyone who did Construction the right way who wished they hadn’t done it, and I’ve met lots of people who wished they did it earlier or did it right the first time. Do it now.

right now your house is on the border between 70s tacky and a classic. i think it will fall on the side of classic. and some future owner will ***** about you for destroying the parapet.

if you are determined to blow money put in a skylight that you could open for roof access.

Vash,

That picture is GORGEOUS!!!

I have remodeled three homes while I lived in them. I made good money on them. Ultimately, I think I made a poor decision. The time suck, the drywall dust in my lungs, the disruption, and the financial reward don't point towards this in my experience.

That said, I live in a house / neighborhood that I absolutely could not have afforded to buy when I bought it had it looked like it does today.

If you LOVE the area and house, only after this should you contemplate a large remodel.

Otherwise, buy someone else's project or build new. Consider. Say your remodel will cost $400,000. What would selling your current home and buying one that is $400,000 more costly look like? Which is the better path?

Good luck. A fun process no matter what the end.

Vash, where is your roof insulation located right now? On the deck or in the trusses? Will you need to add more to get to current code if you redo the roof? Reason I ask is that house shown has a nice thin edge and if you have your insulation on deck it will make much thicker, I guess they can bump up the wall to hide it, then a full wall rework.

I do really like that look though.

Think I won the Pelican ugly house award before starting my build

The remodel looks amazing, really, really cool, there isn't one part I'd want to change, you have to do it!

A good builder is hard to find so if it's his last house before retiring you know he's going to make it the best house he's ever done

My next house project may involve removing a roof too, so I'd really enjoy following your build

The whole thing is very stressful especially if you live in the house. I tell my clients that often and suggest if its within their budget, move if the whole thing is being gutted but the bedrooms or the bath. On a job requiring the whole roof to come off jsut to pitched it, its a big mess. Give it some thought on the interior walls and see if they need to be moved for better flow, larger baths or kitchen. Its only money, Cliff. Hey, look at it this way, you can do the engineering calc to save some bucks.

Wow, I love that new concept design, and can see the transformation would be a large undertaking, but maybe Captain Ahab Jr. could help out with the stone work, and install a driveway rotisserie for you ???
