This has been horrible for small landlords like us. We fought for months on a non-pay who REFUSED to sign the release for us to get the 80% reimbursement. The guy was working, just decided that he wouldn't pay and we couldn't kick him out. As he wouldn't sign the release, we were able to get him out. He kicked in a few doors and walls then sprayed taco sauce over the walls and ceilings, stold the drapes, trash cans, etc. When we finally got him out (and by then the GOOD renter in the front unit left just to get away) we decided to leave them both vacant. Sold them the first day they went on the market, closing taking a couple of months. You know what? We STILL left them open.

Much cheaper to pay the mortgage than to go through this again. The one rental left we are going to move into ourselves. Though this guy got 60 days notice to leave I guarantee that we won't have him out on time. Plus...the garbage in the backyard is all the way to the roofline of the house....

No more. Not ever. I'll buy it and leave it vacant before I rent to anyone again. The fallout from people like us is going to be huge. I predict that the # of people under housing distress or completely homeless will grow exponentially in the next few months.

angela, what a story. I'd have to consider burning them and taking the insurance. Sell the lot.

So glad I got off the landlord-as-a-second job carousel.

The first paragraph is exactly why I'll never own rental properties. I'd have administered a beating his great great grandchildren would still be feeling.

Some of you Pelicanites might remember when I posted that my little brother passed away and the
Tenants-at-Will wouldn't leave. This was in Sept. of 2019. They were served a 60 day eviction.
After lawfully evicting the five that never once paid rent, they refused to leave.
So my lawyer drafted up the Unlawful Detainer servers but by then the Governor of Calif.
suspended all evictions and they are still there after 1.5 years. Yea... I know, what a shame.

The Law Office for eviction closed it's doors.
It didn't matter that these parasites never even had jobs. They fell under the "No Eviction"
policy.

Well, finally this Friday I go to court and maybe the judge will listen and get these squatters out.
It has been a nightmare because I couldn't shut of all the utilities and have had to pay them.

Hoping for the best result.

Nice ruling, but a little late for landlords.
The fed eviction ban expires next month anyways.

You had to pay for their utilities, really?

I know hundreds of small landlords in California, none of whom intend to continue, cashing out. I expect there to be hundreds of thousands of new homeless people due to this anti landlord crap.

Sorry to hear of your troubles Angela and Repewta. Landlording is tough enough even without the Eviction Moratorium.

I have posted about my rental problems in the past. "Rattle canning" the carpets to change the color, stripping off door and window trim to burn in the fireplace in winter, etc. Just a major PITA, glad I got out of the game when I did.

Wow! I can't believe the hell Angela and Repewta have gone through! I'm glad it's ending soon.

So many of the posts here throughout the years have swayed my to not buy residential RE for rental income. I just wanted to thank you all for sharing your stories and many, many warnings.

About fooking time. I can't read the article but I only wonder if this applies to CA or LA county? I have a guy living in there since covid and the no eviction announcement without any payment. None and he knew that we can throw his ass out. To top it off, he works for a friend of mine and I know he's getting pay in full every two weeks. I am in the hole for about 25,000 bucks and I aint ever gonna to see any of it.

/\Can you get your friend to apply "pressure" on the tenant? "I pay you, employee, after you pay your rent."

read the link in the OP, why the heck was the cdc able to implement the "non-eviction" mandate in the first place?

There was nobody there to stop them.
