Interesting piece on housing
https://www.zerohedge.com/personal-finance/americas-housing-future-remains-murky-best-part-1
"The housing market in America is not one but many markets that generally share a few common threads. In America, the government, coupled with a slew of builder and Realtor associations control the housing narrative. Housing prices in Canada have been on fire for years now we are seeing this type of buying frenzy spreading to America. This has allowed some buyers to ignore the reality that soaring lumber prices over the past 12 months have caused the price of an average new single-family home to rise by $35,872, according to the National Association of Home Builders. My wife has been a project manager/site engineer for a manufactured home builder in our area for the last 20 years and has seen it all. I believe they sold 8 house in all of 2009 after the banks tightened up lending because of the previous year's debacle.
They wrote up contracts on 9 new individual family homes just last week alone (depending on financing) in a mostly rural area, not a large metropolitan tract style housing market. People have some extra cash in the pocket from the government, which is also driving the existing real estate market bonkers with many large offers way over asking prices. |

And local governments are taking advantage of it: my assessment went up 25% this year.
