Talk to a bank, you might be surprised. It looks like the place is set up to make a profit.

I saw that. 40% isn't bad these days (although it would suck to not get it all). I know someone that sold ~100 acres but kept ~99% of the mineral rights, and that property has a producing well.

Maybe. Then I assume there's a ton of maintenance required. I can't even imagine what would be involved with owning/managing that much property. If I could afford it, I probably wouldn't have to worry about doing anything else. If someone wants to gift the property to me, I'm game to give it a shot.

Any time I see properties like this, I always picture myself going to the bank to discuss buying it going something like this:

Haha my great grandparents were some of the biggest farmers in a county in Alabama in the 1920/30's. They adopted kids to work the fields. Not child labor if you don't pay them....

They are practically neighbors only being ~350 miles apart. JR will probably end up popping by (via helicopter) for BBQ and beers from time to time.
