Houston, we have a problem…

The window is not centered on the sink.

Excellent work by the way!

It also doesn't appear to be centered on the wall...

Ya, but you can look straight out the window while doing dishes.

At least the center bar of the window is offset. Unfortunately, you're stuck staring into what I suspect is the neighbor's bathroom (looks like a small bathroom window).

Sometimes you have to deal with what you've got. The original 95 yr old kitchen had two 12" windows at each end of where the current window is with a virgin Mary alter in the center.

The cabinet maker needed the sink to be 4" to the right in order to have a lazy Susan in the corner. My solution was to put in a large window or it would have looked way off center. However, there is plumbing (sewer line) running up the wall and this was my only choice.

I won't be doing dishes - this is a rental :)

Also, picture is deceiving as the neighbors house is 25' away. I've planted plants that will eventually block the view.

I assumed that window placement was the result of how it could be done with a reasonable time/cost constraints. It's good, and a great improvement over what was there.

I was hoping you had some sort of landscaping plan to fix the view.

Looks good, don't sweat the offset sink, the large window looks good.....but no vent for the cooktop?

vash 12-09-2025 12:36 PM

just offset the window treatments? :D

Building a custom hood with an insert. I can only go so fast :(

You’re doing a great job. I was kidding about the window.

BTW, your level is upside down. 😬

The old kitchen is "cool" (I do like that style--it's very Mexican). What you have done is quite beautiful. Nice work! It's good to see someone putting in so much effort into a property that they intend to use as a rental.

I love the Mexican tile in the old kitchen, but I understand the desire to change things. I love the saltillo tile less, although the more ornate shape is better than plain square saltillo. The walnut cabinets and black appliances would not be my choice with the rest. The new window is a HUGE improvement over the old windows and nook.

I've been to southern (Andalucia) Spain and southern Portugal, and LOVE the tile that is commonly used there for everything from counter tops to floors, to the entire outside of a home (that's a tile and grout job that I don't want to do!).

That's because I was checking the level of the ceiling..... :)

I am trying to keep the Spanish style throughout the house, but I wanted the kitchen to be a bit modern. I was afraid to try and re-do the tile in a Spanish style as I am terrible about picking things and this is permanent. However, I am putting in 12" square Saltillo tile and I'm going to eventually tile the risers on the staircase in a talavera tile.

BTW - the picture of the old kitchen was AI fixed by the realtor. The actual condition was terrible. Most of the floor tiles were seriously scuffed or cracked, many of the counter tiles were loose and they were tiled on top of old tiles. The dishwasher did not work and the sink drain leaked bad. This is going to be a traveling nurse (13wk) rental property - sexy nurse roomates, hoprfully.

The cabinet over the stove had a 14" vent in the middle. On the back wall, there was one single overhead cabinet that was 30" wide and made with fence boards. Basically, you would need to store your plates and wine glasses under the disposal - gross. For the original brown cabinets - most had water damage as there as a finger size hole in the drainpipe.

Holy carp! Sounds awful!
