No Californians Wanted

I say we...Nevadians....put up a fence between CA and Nevada to keep Californians OUT. At the Boarder, Train Station, Bus Depot, or Airline Terminal....Nevada issues a Visa thats good for short visits...in other words Californians we will provide your vices to you, but after your throughly debauched and out of Peso's you GO HOME. We don't need any more Liberal Californians living here, mucking up a good thing.

I like owning Automatic Weapons, and the Dumpster Diving is Great here cause we don't have homeless Californians trying to share the wealth...whining that they deserve equal shares even though they show up late if at all...the skys are clear and 3 miles from my Trailer is the wide open Desert....quiet and serene....

Why live in California and spend $600K for a house that you can pay $175K for somewhere else? Yeah, I know - the great view - beach (too cold too actually get into, unlike the East coast - though this is not a West coast versus East coast thing - it's California versus anywhere else) and mountains nearby. It's nice to have some bucks left over after the mortgage payment. If you're not in the Hollywood industry, then I can understand why people want to leave.

Well, some of us were born here, and didn't know any better than to stay. Now that we're older and smarter, and looking at the alternatives, Nevada and some other states do look pretty good (notwithstanding Tabs)...
CA is losing its appeal, especially with the joke of a Governor and Legislature we have. Their actions are slowly destroying the state.

In 5-10 years, it's going to get bad enough here that I actually move out, rather than just complaining like I am doing now.

A day in the Life

Monceito, CA is the best place in the world to live, it is the American Riveria....

I am wondering if I sold out of CA to soon, and what the value of my ex-house is now? However a trailer just down the steet from me sold in one day to the first or second people through for 385K. The trailer was completed in late July after the people bought it in December for 298K. So in effect they made 87K in 6 weeks on the trailer. My trailer is slightly better by about 10K

I lived in So CAL for 48+ years..and I would be lying if I said I didn't miss it. It's not easy to adjust. Especially since I have had to sue the builder of my trailer for Construction Defects... I know that is really hard to believe from the pictures I have posted of it. But it's true....I especially like the Sixth Cause of Action in my complaint FRAUD... As I said before the Arizona, Nevada, Utah bozy taught me the real meaning of DELIVERANCE. But I have learned how to play the Banjo too... my Attorney is the badest boy in Nevada when it comes to Construction Defect, and my case is on contingency.

Las Vegas has a BIG problem with regards to soil...when water is applied (as in watering your landscaping) it expands or collapses...causing the foundation to rise or fall..thus putting stress on the framing...the interior drywall is brittle and thus when the framing is stressed it tends to crack...to the point of some houses looking like a bomb went off inside of it (until U see it U don't believe it). While the cracking itself is mostly cosmetic, the underlying cause is not. Many builders here are aware that 20% or more of the homes they build will have these probelms (Clark County now requires that each lot have a Geo Tech Survey done to check the expansivness of the soil so that remedy to each foundation can be done in the new develoopments in the North Las Vegas area....Aliente). Rather than correct the problem up front the builders make a business decison to handle the problem as a warranty issue. Their feeling is that of the 20% of defects far less people will ultimately relize they have a problem or will be passive about it and pass it off onto the next owner of the property. Good builders fix the problem with permanent type of repairs, bad ones don't even respond to attorneys letters (my builder in one of his other developments has 347 seperate lawsuits against him for Construction Defect, he in turn sued his insurance carrier for Bad Faith and won). In my development 14 owners sued and won for Construction Defect. I estimate from talking to other trailer owners that of the 172 units in my development apx 30% are experiencing some form of distress.

Another can of worms is the possibility of collusion between the Builder, Lender and Title Insurance companies...each knowing that the homes being sold are defective. Builders offer incentives to use their lenders, and title insurance companies. Many lenders here are out of state...Utah, Arizona among others and usually resell the loans in 4 to 6 weeks. In my case I can prove that Title Insurance knew my trailer was defective, and thus the builder had to be aware of the problem, if not from the on going repairs that he performed before I bought the unit from him.

Now whats unfortunate for me is that I have to live with the stress of this krap everyday...I have not put any money into the trailer to make it a home...paint, rear yard landscaping, new tires, drapes etc, nor have I unpacked very many of my things...they still all sit in boxes. As I don't know what the outcome of my suit will be? This colors my perception of what is my new home Las Vegas. At this point I don't know if I will remain here or not... That is also why I decided to spend the big bucks on a coffee maker to give myself a little comfort in this situation.

If the ground under your trailer becomes uneven, can't you just have your trailer's wheels cornerbalanced to make up the differences? Remind me, does that year of trailer have torsion bars or a coilover setup?

They tell me the prefered way to even the ground out, is to inject cement under the trailer, dig a 4 foot deep trench around it, fill it with cement and pour a apron around the trailer...so that water can't get to it. It does seem like a lot when all you have to really do is tow it to another location and park it....but alas I did take off the wheels and trailer tongue...Oh well....
