Hi Guys,
First off, I’m not here to shill for my employer. I’m going to intentionally leave out the name of the company etc., because that’s not the point of my question here. Just wanted to make that clear up front.
I was wondering if you might be able to help me on a project I’m carrying out for work. I was hoping you guys might be able to help me by putting yourself in the shoes of someone looking for a product like the one I’m describing below, and telling me what phrase you would punch into a search engine to try to find a company like mine.
Here’s what our product does (I’m being a bit intentionally vague to avoid using too many buzzwords):
We enable normal people to take advantage of loans from family or friends. The product in question is specialized toward loans dealing with property, and enables a home buyer to use a relative or friend rather than a traditional lender as a source of funds for real estate transactions. The role our company plays in the process is in creating the legal documentation of the loan agreement, creating a mortgage (if needed) using the standard Fannie Mae loan docs and filing it with the town and government authorities, doing title searches, setting up escrow accounts, creating repayment schedules, managing the payment process through electronic funds transfer debits and credits, providing payment reminders and account statements, doing tax reporting, etc. In other words, we give the lending party the same documentation, legal paperwork etc. that an actual lending institution would have. Generally, people use our product to borrow from a friend or family member for one of the following purposes:
Help purchase a home: usually for down payments, closing costs, or to supplement or entirely replace a bank mortgage.
Refi of a bank mortgage: Eliminate PMI, lower interest rates
Seller Finance a home
Secure a loan with real-estate
Some of the press we’ve received recently has included some decent descriptions of what we and the product are about:
“Being aware of MYCOMPANY and the services it provided, the women decided it made more sense for the daughter to get her mortgage loan from her mother instead of the bank. 'It was crazy to pay all of that interest to a bank when I could just as easily pay it to my mother. It turns out we both benefited.’”
Or here’s a more recent one:
“Aging Baby Boomers who'd be satisfied with earning a steady rate of interest on their money and who'd also like to make it easier for their children to buy a home are key reasons the market for BUZZWORDS will grow ... MYCOMPANY aims to provide a nationwide service, acting as the middle man between home buyers and friends or family.”
So if you were Joe Schmoe and you had something like this in mind and were perusing the web to see if a company like mine existed, what words would you search for?

I should add:
These suggestions will likely become phrases/buzzwords that we actually try to implement with our search engines. So, for instance, "Mortgage Loan" would not be a good one even though it describes us since there are a crapload of sites out there that will surely come up first.

family+loan+paperwork (or substitute "document", "documentation", etc. for paperwork, or "mortgage" for "loan" in any of the searches)
loan+guarantee+paperwork
legal+loan+paperwork
family+loan+escrow+service
family+loan+service

From there I would refine my search based on relevant results received.

Which engines do you want to optimize for? Google pays no real attention to keywords, etc. but looks at actual page content and how many times that page is referenced from *other* pages. For example, check out "google bombing" and the SCO vs. IBM debacle. http://www.litigiousbastards.com/

We're mostly after Google. Google _does_ pay attention to keywords in link and text, just not the same way that, say, hotbot would. When I'm asking about keywords, I'm not talking meta tags or something like that, I'm talking names for links, alt tag descriptions, paid adword campaigns etc.
