SAND is becoming more valuable than Water
YEP boyz my Portfolio Manager says CA prices are gona be just like it was from 1991 to 1998...and prices are gona slip right into the sea....the writing is on the wall....SO much for not making anymore land in CA.
Anyway the Demographics of Nevada are nohing but upward.... Nevada remains the fastest growing state in the US....LV grew by 95,000 people last year to 1.7M.. 35% of them are from CA.....that means 8000 people a month relocate to LV.....the fastest growing part of the County is the NW, right where I live.....and what...right here in the middle of the desert there is a LIMITED amount of land I mean SAND available for development.....it's all owned by the BLM...and they only release so much per year....

Friends of ours have a grown child that moved to LV two years ago; new house with desert/mountain views. Now all they can see is more cardboard cutouts with red tile roofs. I don't know about LV builders, tabs, you can tell me. Here, one of the largest is K-B Homes, called KardBoard by the locals.. Their idea of a warranty is generally carried out by a couple of guys and a panel van filled with tons of calking tubes. I wonder if many of those houses will exist long enough to enable the owner to pay of even a 20 year mortgage.
Down here, all but 14% of the County is either state or Indian land. Development is limited. Thank God.They can't bulldoze the Catalina mountains for more housing!!

In LV they don't have drive by shootings...the Buildings Inspectors do drive by inspections instead.
Actually my Construction Defect Attorney said he has never had to sue KB homes...thye do the repairs... I have mentioned it before that LV is ALL COOKIE CUTTER...but what do you expect from a town like LV, where everything is fake anyway. Yes Tucson is beautiful...except therer is NO GREEN, the Summers are HOT.....and there are all sorts of CRITTERS CRAWLING AROUND>>>SLITHERING....

No green?
I have a back yard lawn and a forest of conifers less than 18 miles away!! And, on that mountain with the forest, is the country's southernmost ski center. We have, in our yard, citrus trees; one venerable old lemon tree is over twenty ft tall and gives delightful shade on the brick patio. Most homes do have stone for front yards but don't let that fool you. Not all is bare earth behind those privacy walls!! Tabs, southern AZ is a strange place. On the way to Tombstone (about 70 miles from our place) we pass an area with surface ponds, huge trees, etc. The water table there is quite close to the surface so there is a lot of farming. Except for the mountains in the distance, it looks like some place in the northeast. Closer in we have Ramsey Canyon with trees that have circumferences measured in tens of feet. If you want real desert, you head for Yuma where there are actually sand dunes. There is considerable farming in that area due to the proximity of (what is left) of the Colorado River. Tucson is usually 7 degrees or more cooler than Phooeynix. We are half a mile above sea level. Nogales Mexico is even cooler because it is about 1000 feet higher!! A really hot day in the summer might get to 105 here for an hour or two, but by 10 pm drops to the high 80s or less. Winters here are quite pleasant with 13 nights of freezing or below. This year we have only had two. Heck, last winter season we even had a touch of snow!! Today was a few fluffy clouds and a high of 68. We get about 13 inches of rain a year; gentle in the Winter and more severe in the Summer (Monsoon Season). The vegetation is just different than in the wetter climes. Right now the desert is preparing its annual flower show which happens every spring, but better this year because of abuntant rain. The entire area will be in bloom with thousands of acres of wildflowers; yellow, red and all shades in between. The latest copy of Arizona Highways has some pictures of previous spring blooms. All in all, it ain't bad; much better healthwise that where I came from, upstate New York with the lake effect snows, dreary summers and constant (at least it seemed that way)rain. As for critters, Haven't seen a scorp or a rattler in four uears outside of those for the tourists imbedded in plastic....Our most consistent pest is the lowly cricket..can drive you nuts on a Summer evening. If you go out on the trail, thecreepy crawlies are there, but they hide during the day. Nevada has them too, unless all the radiation has killed or mutated them....

Um..actually, no.
These are working farms. Golf courses we do have. A waste of water and land. You want big golf courses and denial that AZ is semi arid, go to Phooeynix. There is a store halfway between Ph and Tucson with a sign: "Tusonans, keep Phoenix green. Conserve water".
