You can never underestimate the predictabilty of stupidity...
Demographics...100,000 new residents in LV every year....All the land is owned by the BLM..so an acre of developed land ready to build on is 600K.... I know all about Pulte and the GREEDY INVESTORS >>>READ AS STUPID INVESTORS...Overall it hasn't effected new home prices as some analysts thought it would, Pulte got ahead of itself in it's pricing... As of March homes for sale in LV has slipped below 10,000...meaning fewer homes are for sale....and prices are on the rise again...after dipping during the holiday season... TABDULA the Prophet says...prices in LV will probably rise back to the heights reached last summer...and be pretty stable going forward...the real moneis allready been made... BUT CA....problem is there are TOOOOO MANY CHOICHS available.... prices have allready declined by about 15% in San Diego and certain sections of LA.... 1M homes now asking 850K.... As Tabdula the Prophet take a slug of whiskey and says, "I can see it now .... it's becoming clearer " As he takes another big gulp of Whiskey. "The Bears are fatting themselves up on the wild berriers and their coats are becoming long and shaggy...they are getting ready for a long sleep..... the Bulls are sharpening their horns for the great stampead to rutt in the spring and summer....the Stock Market is going to go much much Higher for the next few years...."

I'd hate to see the BLM suddenly make a whole lot of land available at lower prices (in a quest to provide "affordability". I don't think they'd be that risk-loving (all sorts of things could happen), but they might.

I was reading that all the Major REITS have pulled out of the Las Vegas rental market. Lots of small investors are buying at crazy cap rates.
This is going to get really scary and quick. Michael

All of these "gains" are totally fake.
There was a shocking statistic I read the other day. Yes, housing sales are way up. But the percentage of houses sold last year that were sold to speculators was unbelieveably high. I think it was pushing 40% or something like that. So these big price increases are nothing but hot air. They aren't being driven up by legitimate buyers or real market forces. Speculator-driven price increases are not real and never stick once the speculators begin pulling out. |
