Sold my house!
Friday was a happy and sad day. We got an offer on our house which went on the market Wednesday. You heard that right, our little house sold in about 46 hours for full asking price. Yee haw!!
The only bad news is that they want to close in 1 month, should be interesting to see if I can get the USAF to get me moved that quickly. To be honest the house sold much quicker than I expected (and a little quicker than I would have preferred), we will have to move our stuff into storage for about 6 weeks and have the wife and kids move in with the parents in D/FW while I stay behind in a hotel. Now we just have to find someplace to live. We went house hunting here in the Dallas area (for the 3rd time) and didn't find anything that my wife was blown away by. There is a promising listing that just came on yesterday that we are going to take a look at this afternoon. Fingers crossed!!

I guess you could have worse problems. What about renting for a year? That way you get a feel for the new city, schools, traffic, etc.

That's a fast sell! Are you still looking in the Keller area? What about south of I20 near Mansfield?

Stayed in an Extended Stay America the last time I did that and it was ok. Nothing like home but it was ok considering.
Glad to hear it sold so fast.

Matt-
Yeah, we are looking in Keller mainly. The wife loves the area, I'm not sure she'll be happy anywhere else...at least not that we have looked. The plan currently is to move into storage for a few weeks and move the wife and kids up to Dallas to live with her family while I get an extended stay hotel in San Antonio to finish up. A bit inconvenient, but I am not complaining.

How did you arrive at your price? Did you use an agent, did he/she help you price it? Did he/she bring you the buyer too? |

Congratulations !
My neighbor just sold their house last week, it was on the market for six months. The kicker is they only have nine days till the closing date to move out ![]() My old house in Portales New Mexico was on the market for eight years, I sold it for the same amount I originally purchased it.

My wife and I had the same reaction as you initially, we thought "Gee, we had it priced too low". After thinking about it more, I think it was more that we had it priced correctly for the market and we do have a pretty nice house, we did some low priced upgrades ourselves (like wood floors in the family room...well laminate floors anyway, not true hardwoods) which I think helped sell it as well. According to our realtor, the buyers simply loved the house and didn't want to take a chance on losing out on it, so they offered full price. I was not expecting to get full price, we paid $156k for the house 4 years ago and sold it for $240k. I'm happy with making $86k in 4 years... Plus, it is a huge load off my mind to get it sold. Perhaps I left $3-4k on the table, but my house was only on the market for 3 days instead of 3 months... The other good news is we found a house we love in Keller and made an offer on it today. Hopefully we will hear back tomorrow....

Congratulations!
Take the money and run. Time is money and you have "no strings" attached to your new start! Good luck in finding the new home.

I don't think financing will be a problem (fingers crossed). They had a pre-approval letter that accompanied their offer. Plus, remember we are talking about Texas here where a 2500 square foot house costs $240k, not $2 million. Financing on $240k is a lot easier to get than an interest only loan at sub prime on $2 mil....

Congrats Nick. I think you probably had your house priced just right.
