Sorry for the way off topic, but I have questions about Far North-East Atlanta.
My wife is interviewing with a company in the area and really likes what she has seen so far. What is the area like for "country" life? Expensive? Cheap? Job market? We live cheaply in Texas on small 23 acre farm with a house built prior to the last century and raise horses (reason Porsche is still down is the new stallion). I am a buyer/planner in a pharmecuetical company and also have food and steel industry experience. Thanks for any input.... David |

How far north east ATL? The north side of ATL is where all the action is. Some of it is very chowded [at least for me]. I live on the south side of town, about 20 miles out.

I live in metro Atlanta on the far-NE side.
City of Lawrenceville - Gwinnett County. I have lived in metro Dallas - north side up near Denton in the past. Many things in common - including about the same cost of living - except for the GA State Income tax. I live 30 about 50 miles away from Los Angeles.
I am pretty sure everybody has heard of our 'alleged' traffic problem. Well, guess what? My coworker moved to Atlanta (Cobb 'Richie' County). Boy, he hates it. Relative to L.A. traffic, Atlanta is 300-400 times worst. At least, this is the input. BTW, do not forget that it is not ATLANTA but HOTLANTA! HUUUUUUUUMMID! Glad to hear you guys are in the up-move given the current economy situation. Consider yourselves blessed, Good Luck, and ........ go get 'em!!!! P.S. I grew up till 16 on a farm around horses, open fields, rivers, cattle, roosters, etc (u know what I mean). Guess what? there is no substitute for good old mother-Earth. I lived in NE Atlanta for 7 years: Lilburn, Snellville ("where everybody's somebody") and Lawrenceville. I'm in Athens now, which is extreme NE Atlanta-- soon to be engulfed in 20 years...
That general area of Atlanta is okay in many respects: decent parts places, machine shops, ethnic restaraunts. The commuting traffic is indeed really bad, and most trying to head into Atlanta, or worse take the 285 circle freeway to the NW side, from that side of town have a 1 - 2 hour drive unless they leave at 6:30am. If you are working in that area then the commute isn't an issue, and being 30 minutes from anywhere in Atlanta is nice. I have been to LA and driven the highways there. The biggest difference from Atlanta is the sheer volume of cars in LA: whether it was 2pm or 2am it was like a moving parking lot on the LA freeways. In Atlanta, if you can avoid rush hour (7-10am and 3-7pm) and (to be safe) lunch then you are fine. I don't go near 85N (on the northeast side) or 285 (northside) during the peak hours at all. Let us know what city/town you are considering. Cost of housing isn't too high, many new homes are built every day (hence the sprawl) and home values increase dramatically in even 3-5 years at the pace the area is at. The town she is interviewing near is Suwanee. I got on a couple of sites and looked for land and a home. Everything came up $300K plus. My little home in Texas with 23 fenced acres, oil, oil rights, water, water rights, pasture, producing horses, is only worth 3K an acre and 40K for the home and improvements (three barns, two garages). Big difference. Please tell me there is cheaper land than can be used to raise horses? 10 to 25 acres or more...
I was raised in Houston and hated rush hour. I even refused several positions in LA before I was laid off (plant closed) by my previous employer due to the cost of living and traffic issues. and I REALLY LOVED THEM!!! GREAT COMPANY TO WORK FOR IF YOU GET THE CHANCE! Mars. As I would not have a position in the area, the wife would stay in an apartment until I could find something in Procurement or Planning. Aftwards we would be looking for property within thirty miles of Suwanee. Did I say the word affordable? Thanks yall, and I'll keep an eye on the post... Suwanee... that is a little further North of town than we thought you were talking. It is on Buford hwy before actually getting to Buford. That was all "God's country" just five years ago, and I haven't been there more than a few times. As it is Gwinnett county, and folks are trying to cash in on the land values, that explains the figure you mentioned. By the way, it is a plus to be that close to Lake Lanier, as it is a really nice rec area most of the year. Maybe a lakefront property is in your future...
My advice is to head up 85N a ways and get closer to Commerce. That area is still cheap but is starting to take off. Land is very nice, foothills of the Appalachians, good trail riding and plenty of land for a farm. (An interesting strategy has been for folks to buy 50 acres (@2-3K) and live in a mobile home while building the estate). That 85N corridor to Suwanee is troublefree (15min @85mph)-- and you would be close to Road Atlanta and still get into Atlanta via 85 in no time at all...
