What ya get for 277K in LV
 
How bout a THREE story 1700 sq ft home with property lines 6 feet from the house....with 8 homes sharing a common driveway.

American Richmond is building 200 homes on 19 acres in NW LV. Seventy of the homes have sold since March of 2005.

Ohhh...and the 277K is base price.

When we moved to Houston, we started looking in the $500-600K region. They kept showing us 5000-6500 sq ft houses. We had to go 'down' to the 300-350K region to get something 'reasonable'.

That's actually a great deal - if I could find work out there, I'd snap one up. . . Aside from that whole "RE market gonna crash" thing. Maybe next year.

Of course a man of wealth and taste might need a little more "elbow-room" like this little casita for 12.5 million. (again in Alamo)
I wonder what the payments would be. Maybe $90,000/month?

$277k might get you a one room rehab condo around here. It would be a down payment on any decent house.

Not to rub it in, but here is a picture of a house currently for sale in the area I plan to move into in about 18 months. It's in McKinney, Texas, suburb of Dallas.

3300 square feet, 4 bedrooms, 3 baths, game room, media room, 3 car garage, hardwood floors, yada yada yada.

Asking price?? $330,000.

You guys really need to move.

Rick, I used to live in Wylie, TX and knew McKinney well. Back then there were no such houses anywhere near McKinney. Looks like it has really taken off. I could be happy in the Dallas area, but the traffic has really gotten horrible since I lived there.

Yeah McKinney, Allen, Frisco, all the small towns outside Plano are just booming right now. Everyone is moving into that area and commuting into Dallas. The traffic is not great, but it is 100% better than Houston, where I lived for 4 years. At least Dallas has expanded 75 and put in a useful toll road system. Plus, I plan to get a job in that local area and not even go into Dallas proper unless I want to.

I was watching the local channel where realtors advertise houses for sale.

One caught my eye...

$465,000
6,000 sq. ft.
13 acres
And the house sits on a small, private lake (completly part of the property)
It only had a 2-car garage, but I think there is enough room on the property for a "shed"

That actually is not a bad price. The cost of materials is what is driving the price of homes in most areas outside the places where land is so expensive. Hell even to build that same home around here where a lot only costs $20K would still run you around $200K. Course that would also include a basement which I assume you don't get in LV.

When we lived in Wylie, TX, the same builder who built our house also built one nextdoor. By some poor design, there was not enough room for each house to have its own driveway and we ended up having to share one. It looked like a huge "Y". It was never a problem and my sister and I ended up playing a lot with our neighbor's kids. Still, I wouldn't want to have this again - especially with two Porsches at my house!

I love going to the UP in the summers and picking up the local real estate flyers. I seem to recall houses going for as little as $10k. Big, fancy houses with lots of land might be $40k. Heck, up there, unfinished wooded land goes for more because of the timber rights...

I'm adding on to my house; an 11 X 13 office with access from the front yard - $150K not including paint and landscaping. If I didn't love it here in the SF Bay Area so much I'd have moved long ago.

Nathan's dad beat me to it, that's about what $250k will buy here. Big fancy house, excellent neighborhood. You ought to see what a million will buy here! There are perks to living in the midwest.

I agree with the Dallas traffic, we have family in Richardson, how people drive in that hell everyday is beyond me. Fun to visit, but I could never stay.

Fastest car = first out. More incentive for Porsche ownership.

I hope they mean "cul-de-sac", not "driveway". How the hell would that work? What if someone blocks it? What if someone wants to work on their car? Spills oil? Too many difficult details. . .

I just paid $240K for a brick house built like Fort Knox and meticulously maintained. Main floor was 2BR, 1BA, lots of mahogany built-ins, built in stove and ovens, great location. Brick garage is 2-car, over wide and over deep with storage. Basement is dry as a bone with 3/4 BA, wired and plumbed but otherwise unfinished. Split entry in back. When I am done it will be two 2BR apartments of 1050 SF each.
