Real Estate Q for the forum Wisdom, please...
Hey boys,
. After I posted to and have been reading the thread "Any alternatives to flying commercial?", an old consideration has reappeared again. Ya know, "Hang on - we're going in." . I'm single, no kids, 5' 10", 180 lbs. I like moonlight walks on the beach, and sipping wine in front of the fireplace. Oops, wrong forum. . Seriously, I have a good $1.6 million equity in my home here, no dependents, and I'd like to see to it that my g/f gets it with the least amount of hassle in the event of my untimely death. How do I go about doing that effectively and efficiently? Any ideas? My foreclosure buddy in Sacramento mumbled something years ago about a quit claim deed and adding her name to the title as a grantee. Will that work? Will I have to get a new loan? Will her tax obligation/dealio be impacted? I don't want any gov't entity stickin' their fingers into my/her pie - 'know what I mean? . Spare no details, please. I'm a good listener. . FWIW, Suze Orman sells a package for setting up a revocable living trust. I guess she has a website somewhere out there.
