Another cool new product - LED light bulbs
 
Yes, I know LED's have been around for a while. But thus far, I have not been able to find any that screwed in to a standard light bulb socket. They all required expensive (and proprietary) DC conversion boxes. Well, this week I saw an ad for exactly what I was looking for. They are a bit pricey (like $50 per bulb) but they will last 60,000 hours (NOT A TYPO!) and consume tiny bits of energy. Plus, these new bulbs are dimmable using standard dimmer switches (which the DC versions are not). As a landlord concerned about the long term cost of bulbs and electricity in the common areas of my units, I plan to buy these in bulk...

One thing to consider is breakage. If your common areas are subject to vandalism or theft...bulbs stolen or broken could change the equation greatly.

Janus - this is a great example of a term I refer to as restrictive marketing - I am sure somebody else has come up with a different term. Here is the gig - imagine you come up with the idea of a great new razor and in order to secure the customer base you make your blades to only work in the handles thatyou also produce. Forget the concept of universal adaptors. Welcome to the world of cell phones, PCs, industrial hand soaps and about a gazillion other things that producers of gotton cute over!

Janus, I have seen similar on EBAY for a while now. However, I don't think they're dimmable. One example is Item number: 4450643913 but their are many others.

BTW, as a result of one of your earlier posts I'm now going to a "clas" that SHARP is holding for solar panel installs. I've been doing research with an electrical contractor friend to go into this business.

Janus,

I USED to put the long life flourescent bulbs in my building but the tenants stole them. Even after I made a mark on it with an indelible marker and TOLD the tenants I was doing so, they still disappeared. Maybe you have better tenants....

Sweet! Please post a thread to tell us how it works out!

And as for vandalism and theft from tenants, I've honestly never had any problems with that sort of thing. Maybe my property manager is just really good at picking them. Maybe it is because I try to provide the highest quality living space and service I can and therefore attract a more responsible class of tenant. I'd like to believe the latter but I'm always willing to attribute it to dumb luck. ;)
