Selling my Timeshare.

I am going to list my timeshare for sale with one of those resale type of places. But ,before I do that I thought I would offer it to a Pelican and save us both some money.

I own a 2 bedroon lockout at Harborside at Atlantis. 1 week anually week 18. Last week of May. (before hurricane season starts)

This is a Starwood property so you can trade out for St. Johns, Hawaii, Palm Springs etc.. Check out the "Resort Collection"tab on the link below.
Harborside at Atlantis

Listings from this website suggest a price in the $45K range. I would be happy getting 35K which is below what I paid for it but I have used it for a few years and enjoyed it so that would work great for me.

Listings for sale

We do not plan on using it very much anymore after buying our vacation home in North Carolina. So its kind of a waste to keep it now. We decided to sell but I would prefer to sell outright instead of listing with an agency. Thus the 10K less in price. If I list with an agency I will probably list at 39K.

I am very confused. Why would one pay $45k for a week a year? Am I misinterpreting the listings?

I can spend a week in a suite at the Grand Wailea on Maui for like $12k. Is this place that nice?

I'm not trying to be a jerk, I guess I'm just shocked at the price. I guess I will be quiet and stop embarrasing myself now.....

I have owned it for 4 years now and have been to this particular timeshare 3 times and to the Mission Hills Villas in Palm Springs once.

I own it outright so when its time to go on vacation in the spring all we need to do is buy plane tickets. Once there we make a run to the grocery store and liquor store and stock up for the week. Sure, we go out to eat but its so nice to get up in the morning and make breakfast and eat early instead of getting dressed, getting the kids ready and going out for a $60 breakfast.

Its also very spacious and nice in the units and its nice to have the option of hanging out in the room if you want or if its a rainy and and you just do not feel like going out in the rain.

Last year we watched a Formula one race on speed while making drinks and sandwiches in the room. We usually take someone with us, this last year we took my brother and his family.

When we were at Mission Hills the unit had a grill on the back porch, so we picked up some steaks and beers and had a BBQ one night.

Once you own it you own it forever, you can will it to your children / family if you want. So if you look at it from a long term point of view its actually worth it. Any money you think you saved not buying one will be spent on other things like 3 meals a day out instead of having a stocked fridge and bar in your room.

I am kind of talking myself out of sellign this now. Maybe I'll just rent it out for the next few years until we really miss it. We planned on trading for St. Johns and Hawaii in the future when our 3 y/o gets older.

Count me as one that doesn't understand a time share - $45K goes a long way towards vacations for us - Maybe we don't do grand vacations but I have rarely spent more than $2000 for a week vacation and it is usually closer to $1000

Invest that money and spend $2000 a year and it will last me the next 20 years or more. I go where I please when I please not when the time share allows.

When we travel we always try to stay in a place that has a kitchen so that can do what you mention.

Maybe I am missing something as bunches of people own them I just don't see it. Good luck with selling.

I've got a time share, but wish I didn't. It was a big mistake, but hey, live and learn. Mine was a tiny fraction of the price of Jim's. In less than 10 vacations it will have paid for itself, but it still isn't a good deal. Especially since you can pick them up from people trying to dump them at a fraction of their original cost.

Here's a good previous thread about them.
Own a timeshare? Please tell me about it.

I kind of talked myself into keeping it now. I will probably put it up for rent over the next couple of years while I do not use it. Or maybe I will trade for some more West Coast vacations. We are kind of Carribeaned out right now.

We do not want to go to Hawaii for a few more years until our 3 y/o is older.

I paid 38K for this 2 unit condo 4 years ago. It has almost 1400 square feet inside and will confortable sleep 2 families. We always take someone with us and it has made for some awesome vacations and memories. If you were to buy a 2 bedroom lockout for the same week as I own it would cost you over 45 grand.

To try to explain. To stay in a Hotel suite this size would cost so much more than $1000 a week. You are staying in a top notch property with amazing emenaties. I have stayed in Atlantis before owning my timeshare and the cheap crappy rooms run $300 a night the nice rooms are in the $600 a night range and this is for a standard hotel room with 2 double beds. In my timeshare I have my own master suite with jacuzzi tub and no kids in the same room as me. Plus who ever I have taken with me gets their own unit as well with doors between us so we can lock each other off in the evening when putting the kids to bed.

My wife decided last night it would be good to sell but I think I have totally changed my mind about this. If any of you want to rent this out let me know. I'll figure out a really good Pelican only price, just PM me.

BTW - I can trade for pretty much any week I want. I like to go at the and of May or early June because the chance of a tropical system is nill and its really nice out that time of year. We normally trade for a week in early june or go on our week in May. When we traded for Palm Springs we went in early June and will probably do the same for Hawaii.

I have 2 timeshares. LOVE IT! Beachfront huge 2 bedroom unit with 3 balconies. As nice as any 4 star hotel. Sleeps 8. Kids can bring friends. If you like Hawaii, it can't be beat.

If you can't make it to Hawaii some year, you can trade your week for points. The points allow my wife and I to upgrade airline tickets to first class. It's a beautiful thing!!!

Let me know if you ever think about selling that chair.
Would you be interested in trading that chair for something further south in the winter?

Marriott Rewards points. If I don't use one of my weeks, I get 110,000 points.

This is the single best selling point of Marriott Vacations Club. If I was to buy a second timeshare, I'd buy Marriott in a heartbeat. You might be able to find some on the resale market that includes points for a lot less than new.

I get the same deals with Starwood, right now I have enough points for 10 mights in a 5 star hotel.

I can also trade my timeshare week in for Starwood points. That might be an option I forgot about as well.

Right now I am arguing with the wife about not selling. She feels we really do not need a vacation time share AND a vacation home. I think its a good idea to hang on to it. We'll have to discuss this further.

I ran into a guy in Northern Mich a few years ago who was scouting property for a timeshare developer. He was from Myrtle Beach. He started out as one of those high-pressure salesman who lures you into the resort with a free TV or something and doesn't let you leave until you're drunk and sign the papers. He said in the industry they are referred to as 'crimeshares'.

He had a good point - what other type of building is there where you sell a single 1000 sq ft property 52 times for $45,000 each time? The developer makes $2.5 million per unit. Not bad but multiply that by, say, 500 units per resort and you start getting into some real money .....

Jim, PM(or post them here if that works for you) me the details on the unit and what you would need for the week. I may have a group of adults interested.
