17 months later - and we are in =
The house, that is. For those that have been following - we started with this
This is probably at it's worst And the day we moved in ![]() At this point, I'm glad we are finally in - my car is at my Mom's house - and will be in her new garage this weekend - Not sure I will build a house again - oh and moving sucks, we have way to much crap.

Couldn't afford 2nd story - had to raise the slab 8 inches thanks to FEMA that's where alot of the expense went. 2nd story would have added tooo much...
As far as the garage - I have room for two car lifts - so technically a 4 car garage. The lot size is only 75 x 110 - and the neighborhood has specific setback requirements so you can't do a 3 car unless you eat up the whole front of your home with garage doors.

Well, I see how the footprint got bigger on all four sides. Nice house, but there must be a shortage of bigger houses to tear one down and build like that. I'd be interested in seeing the before and after floorplan.

It is expensive to build in florida (although I imagine it's getting a little cheaper)
Our neighbors across the street built a mcmansion 5500 sq feet. We decided to optimize our lot square footage (and still keep the pool) We also plan on retiring in this home - so goals were to keep manageble on size - and keep one story...

Well, when we bought the house in 1998 the elevation certificate listed it at 9' above mswl (mean sea water level) - important stuff if you live near the water. In 2002 the county reindexed all it's flood plain information. Some areas lost height, some gained. - My area lost - so when it came time for permitting - and they had to reshoot the elevation - I came in at 8.68'.
FEMA says the magic number is 9'. If you are 9' or above - you can remodel your home how you want. If you are below 9' then you can only remodel your home up to 50% of it's value. So, being my house was built in 1973 - and that they deemed our value to be $170,000 = then the maximum amout I could put into it was 75% (in case you had cost overruns) of the 1/2 of the value or $63,750. Or about a postage stamp. By adding 8" of concrete to the slab - #1 I have a much stonger foundation #2 we surpassed the 9' FEMA requirement. #3 we added subtantially to the project cost. #4 we actaully lowered our flood insurance premium. To tell you the truth - I think it's all a bunch of bunk. After seeing what some of these folks have put into houses that they say are less than 50% of the cost - They are just better at lying than I am.
