When it rains, it can literally our.
So I've posted a couple of times re my selling property saga.
After a year I'm going into contract on property 1. After 7 months took a binder on property 2 today. Heard from mom in law that after a year we went into contract on a 3rd family property yesterday. Properties 1 and 2 are contracted as "as is" deals. Was flexible on the price but told them what you see is what you get, I'm not going to haggle after your inspector "finds stuff". So today we vacate the house because the interested party is coming over to sign binder with broker. Broker calls in a panic, they were doing a walk around and are in the basement, they are there for literally 1 minute and the hot water tank starts pissing water all over the place. Just friggin great, all I need is for it to queer the deal. Thankfully it looks to be the pressure relief valve, looks like it failed and stuck open. Have a contract on it so they are coming to fix it today. But it just figures. |
If they walk because of that, they aren't serious buyers. If that happens, better now than later in the deal. Good luck

Nah, they signed the binder. I just don't need something stupid like this giving them second thoughts on the as is deal. I wanna get done and out in 30-45 days which in NY is aggressive.
