HELP.. Need new ways to market property
 
I know the Real estate market is in the **** hole right now in most of the country, but it is not too bad right here. (We did not get a big bubble to burst, as the prices never rose very high.) I have had this piece of real estate with the two building (and almost 3 acres) for sale for almost three years, Two of those years it was under contract with two different developers. First one for $900k and the nest one for a million $. First one dropped out after the local village moron (read mayor) shot down the plan to tear down the house and barn for a drug store. New guy needs more land and the a$$ hole neighbor thinks his dumpy little house sitting on a 150'x45' lot is made of gold! turns down $460k for a house that he paid less than $180k for only 7 years ago!! Right now his building by itself is worth less than what he paid for it!
So now I just want out! Will take $500k just to be rid of it, and the headaches that go with it. The village think this is the best thing since sliced bread and want me to restore the house back to its full lusture like it was in the late 1800's! Even took me to court on it. Had to prove that it would cost more to restore than it would be to buy it. Told the mayor to buy it and restore it, if it means that much to the people of the village. ( the yearly budget for the village is only $1.2 million) So they have no money and think I am loaded, so I should just fix it so they can say "oh that looks so nice"
So any one have any ideas on how to sell this thing, or anyone want an investment and willing to wait till the old fart who thinks his place is gold to die. (should be within the next 10 years the way he smokes) It is located in Victor, NY in one of the only areas of NY that is growing!http://forums.pelicanparts.com/uploa...1202912737.jpg

Sorry about the disaster you're having there. Development can be no fun at the best of times. I find myself muttering the F word often.

Call an agressive Realtor and list the property on MLS, both commercially and residentially.

Then google/search for all the relevant FSBO, "For Sale By Owner" websites that promote real estate in your area. I can usually find about 9 or 10 for my area.
List the home on every FSBO site you can find. They are very cheap and will drive exposure to your property.

Build your own webpage for the property. A very comprehensive, detailed site with tons of pics, maps, lot plans, zoning, the works.

Be sure to post that agents are welcome and they may contact your Realtor; list the MLS#.
Make sure every FSBO site has a link to YOUR marketing webpage. Most of them offer crappy little pics and little info, but they all usually have an area where you can put in a link to your site. Very IMP.

Let your Realtor know your game plan. If he/she sells it, they'll get paid. If you sell it, the listing gets cancelled with a zero day, unconditional cancellation. get it in writing.

Then prepare a email marketing package that you will send to buyers that inquire. Be sure to post your link for the feature page (lots of pics), when a buyer inquires about the property, you'll have the email ready and waiting to go, just forward to them, instantly.
As inquiries come in and you learn what questions, info buyers have; add it to your email reply.

Maps of sub-division, town, state, country are important.
Did I say add lots of pics. The only people that say there's too many pics are NOT buyers. Buyers love pics.

Then there's the PRICE, be sure you have the same price as the MLS listing, don't try to have a lower price; you are always open to offers though. The price should be at fair market value. Your email reply can have a small section of how you appraise the value.

Market value is what someone is willing to pay, period.

Be enthusisastic, build a sense of urgency and take a firm footing on what you want.

Still, if you've got only 17 posts on a car enthusiast forum and then jump online trying to pump an overpriced piece of real estate in a bombing market, I think the accusation of "spam" seems pretty well justified.

Yeah, sorry, I didn't notice the number of posts? I thought this was the guy with the unimog that I've seen post alot on the pic thread.

I try to help where I can? I sell more houses than anyone here, I"m sure, so WTF.
I'm amazed how simple it really is if you just provide the info.

So post count is everything?

He sold 2 Targa's to someone on here and that was probably why he signed up.

Then he discussed his Unimog in the transportation thread. He obviously is a brave guy diving head first into PPOT with 17 posts.

Then he asks for some advice on what to do about a house he is stuck with. (I did the same thing a year ago except my post count was higher) He probably has read all the RE threads on here and figures he has a smart/savy bunch on here, and he is right.

Rob comes along with an extensive plan to help him get that house moved out.

My only comment based on his post is that if he is willing to go down to 500K even with the neighbor with the "house of gold" he should be able to put together a pretty decent commercial package selling the property.

Oh and +1 for the titty bar, or an adult toy store. What better way to thumb your nose at the city?

Thanks guys for the info! I am just so frustrated with this place I just want out! My wife and I find the whole thing so upsetting that it really has had a negative effect on our lives. Yes I would have loved for one of the two big $$ offers to have gone thru! I could have then gotten that new Porsche I had my eye on! But we have both come to the conclusion that the stress is not worth the extra money to wait 10 years and pay all the taxes and upkeep. I talked to the real estate agent today that has it listed and he feels that will the new price it should sell quickly! I guess my first post in this thread was more of a vent than anything else! So I thank you for that, I did not intend for it to be spam in anyway. And I do like the idea of a strip joint! Now if I could just find some native american blood in me I can make it a casino too!;)
