I'm seeing some fantastic land conract deals here in Michigan.

Just sayin, I predicted the market will shift to private financing. When you can interview someone face to face as well as their references you can make much better risk assessments. Not everyone that's in a bad spot is a bad risk, it's the weeding process that big financial companies cannot undertake.

I may be in the market soon. I just saw one at 5% fixed interest.

Well i had #6 adjusted perfectly but then just before i tightened it a butterfly in Zimbabwe farted and now i have to start all over again!

We are absolutely swamped all of a sudden. I have tons of new "good" work but no money to hire the people I need and stay current on my bills. It's feast and famine.

Maybe enough of my competition has finally folded their tents?

Could be, I'm still hurting. I'm picking up one small job today and helping out another architect just to get by. I've lowered the bar so low that it's not fun anymore.

I'm slowly working on some out of state prospects, gotta dig myself out of this hole I'm in.

Kach22i, you would not believe the number of construction cranes that are up here in Seattle and Bellvue/Redmond. Its has slowed a bit, but we are still growing out here. Lots of smaller residential remodel work always being done as well.

I'm an Ann Arbor native, and Seattle fits me just fine. Its a great town.

We were looking at acreage a few years ago in Allegan County, something I could put a landing strip and a hangar on then someday build a house, at the time it was going for 4000 to 7500 an acre. We may take another look this summer with cash in hand and see what we can steal!!

Production industrial metal processing. Vague enough I know

We deal with ferrous and non-ferrous metals. Cutting, welding, bending, drilling, tapping,etc... We are not a job shop or a tool and die shop, we are a production shop. For instance, a large part of our business is just precision cutting and end finishing stainless tube to length for the automotive industry (think exhaust, converters, suspension components, etc..) We also cut and machine aluminum extrusions among hordes of other things. It's one of those businesses that's difficult to describe because we do so much (probably too much).


The new business we are getting is aluminum, some defense work and some auto related.
