Hey guys...Dueller her. Been scarce lately because I'm moving...

...for the second time in 8 months. Sold our other house we just purchased to buy a contemporary the missus loved. Slightly smaller but more open than the other house.





Backyard is like living in a rain forest...in fact a deer stand wouldn't look out of place.

Hey, Fluff. Thanks. No interior shots...moving in Friday. Its only 2400 sf but has tons of outdoor entertaning space (1800 sf of decks). Feels bigger because its so open...ceilings in great room are about 22 feet tall with balconies looking down from second floor. And fireplaces in the great room and master bedroom.

All landscaping is low maintenance and natural. About a 1 acre lot.

Purchase for less than $200K

I did get a pretty good buy on it. Caught it by word of mouth before it was listed by a realtor so we backed out realtors commision of $12K or so. It appraised for $227K but I agreed to pay closing costs so that was another $5K or so. Seller had sold his business, was retiring to move to be closer to children/grandchildren and had a house waiting in Mobile. Plus I was able to set a closing date for a quick sale in less than 30 days which beat out other offers contingent upon financing/sale of their homes. Bird in the hand type of thing.

It has been immaculately maintained and is move in ready although the kitchen is a bit dated by my standards. But all 3 baths have been renovated with high dollar upgrades (seller owned a plumbing/HVAC contracting company).

It is the smallest house in the neighborhood as most are 3000-4000 sf but go for $275-400K.

Hey, 1324 s/f ain't bad...think of all the $$$ you'll save on your elec. bill (more juice to power your elec. vehicles)!

Heating cooling was one of the things that sold us on this house. The prior owner has upgraded with zoned HVAC and high efficiency systems (e.g. the downstairs heating uses stored hot water for heat source). The couple that owned it had utility bills of c. $1150 electric and $600 gas bill for all of last year (verified with utility companies). Will allow us to close off the upstairs when the kids are all gone in another 1-2 years. And it has a computer controlled natural gas powered generator installed after Katrina in case of power outages.

And it won't be overwhelming to take care of aside from the treatment of the cypress exterior. I love the fact that the only painted exterior item is the front door
