Home Inspector has my vote.
These guys are pros and they know what to look for.
Here in BC they have to be licensed.
We give our clients 3 names of the top guys and let them pick or choose who they want.

Very slim chance of finding a proficient engineer for this imo.

More RE agent bashing here eh?
