Home repair costs
Hey
We are thinking of buying a 2200 sqft house that needs a roof and ext. paint. It is a funky house, that has a lot of nooks and crannys. I am wondering what the aprox cost to redo the roof and paint. I was thinking $5k for the roof and the same for paint. Am I way off? Thank you Dean

I see you're in MA so the roof may be a tear off? Either way, I think 5K for the roof may be a bit low. Probably closer to 8K.

There was a thread about a month ago about painting and I think it might have had roofing in it as well. As usual, pics are helpful.

I dont think your far off with a $10K budget?
Pretty easy to get some quotes though, be safe, it's not difficult and a much smarter approach. Couple phone calls, give them the address, tell them its a budget, but if you buy the house you'll get a firm estimate from them. Good luck! |

It is a two story house and has a tower that has an 8 or 6 sided roof. So I think I am a little low.

Get 3 quotes for each before you buy so you can factor into the offer price. Is it an old house? If so, get a $10 lead paint test kit from Home Depot. That will significantly up your painting costs if scraping is involved. You don't want to scrap and have Mass Department of Environmental Quality come out on a tip.

The house was built in the 70's and hasn't been touched since then. There is shag carpet EVERYWHERE and gold wallpaper. Every room is a different color and it looks like one could film a 70's porno flick in it. It is a riot.
I use to be good at estimating but having done it in 15 years or so. So I was wondering if the prices have gone up much since them. I guess so. The house needs a ton of work and money. I figure just over $100K in work, and I doubt the owners will lower the price that much.

$100K in WORK! I hope it's a steal. I'd bring in a reliable contractor, before you go much further. I bought my house as a bank repo 12 y/o and it need about $25K in work, mostly carpeting, and drywall patching (from the Northridge Earthquake) and complete interior and exterior painting. I had that done by contractors and I spent the better part of six months at night and on weekends, just fixing corroded faucets, toilets, sprinkler heads, sliding door and window that had been neglected.

what's the roof pitch?
if it's steeper than 7/12 the cost goes way up
