Chimney Experts

Will this chimney draw correctly? I always thought that a chimney had to exit above the peak of the roof in order to get good draft to the firebox?

Does the fact that this chimney is close to the edge of the house have any bearing?

Our local code says the chimney has to be three feet higher than any part of the roof within ten feet.

2 feet here, but I doubt that has anything to do with the draw. Just the style of cap can change that dramatically.

What's the best cap style in your opinion? My chimney has no cap at all, was just finished off with a "cap" of cement over the brick. As a result I occasionally get some water coming down the chimney during particularly heavy thunderstorms, and the living room ends up smelling like a wet chimney. As a result I am considering a cap, and if there's one that helps the chimney draw better I'd definitely be interested in hearing about it
