My Biggest Sale Ever!
Well I'm excited beyond belief.... I'm working on the sale of a $4M+ waterfront home where I'm representing the seller and buyer. The seller has offered to pay me a nice low six figure commission when I sell the place

I've never understood commision rates for real-estate salesmen.
Other than getting both parties together, and a price negotiated, all the true legal action is handled by the title company and escrow. I've never bought a house with a salesman, always done my own work. So how many hours do you have into what you've "earned" by a 6 figure salary? Even at $100 an hour, I know you don't have 1000 hours into this deal? no offense meant at all, but I'm curious as to what work you did? Maybe you printed some fliers, ran some ads in a newspaper or magazine.? Did some showings? I just don't understand why realestate guys get 4 - 8% or more or less from a sale? congrats and yes that's a pretty house.

I wouldn't make pancakes for that. Ha, ha. Seriously though, don't knock it until you've tried it my friend. I'm a 25 year developer that can remember EVERY single commission that I EVER paid to a sales person.... you don't have to tell me about it. I've seen guys make $4000/Hour and I was paying the nickel; try that shoe on. That being said, it's not a salary or a wage; it's a sales commission. No sale, no pay. Is it too much; prolly? Life is Sales. Go ahead and check into it. You can design it, you can build it, you can invent it, you can produce it, you can steal it, you can deliver it, you can do whatever you want with it; but the guy that can sell it is ALWAYS the guy that makes the most money per hour! When I leave my wife and family to go and WORK, I'm gonna make as much as I possibly can in the shortest amount of time! Period. I haven't found a better way to do this yet? So I sell RE, I also develop it and build it, but the sales portion is still the greatest ROI time. The guy that owns this property gets it; he's a multi-millionare and this is just his summer get away fishing cabin; he built it exclusively for himself and he's selling it because it's not private enough anymore. He's selling it below cost; he wants it gone and then he's building a new place on a fly-in only lake up in Northern BC. Crazy, but I love getting around guys like this and seeing how they think. Ha. Anyway, he understands how to motivate the best salesman in the Region ![]() My buyer is also looking at another couple properties; but my commish is about 1/3 or 1/4 of what this one offers....... any dibbs on which one I'm gonna sell my guys? Ha, ha. (btw, fwiw, it's more like $5,000/hour if you ONLY count the hours directly spent on this one sale) Keep those good thoughts coming guys...... I really appreciate it! Out of about 40 waterfront properties that were on our initial shopping list; we're down to 5 choices now; of which there really is only two imo; the one I posted above and this one.....
![]() ![]() Not one of my own listings; the seller is a retired Reelytor. This is the third place property, but it's very remote and built in a small community; so I'm not sure my guys are gonna like the neighbours being on each side? You drive an hour into the bush and then find your home built next door to someone; kinda a dumb concept?, but the price is right, almost 1/2 to 1/4 of the other two; so we'll see what the final choice comes down to? ![]() ![]() ![]() ![]() ![]() ![]() This one is also one of my listings; otherwise it prolly wouldn't have made the list? It's the most remote of the three; although they're all remote. |

I am not saying you need a saleperson but you are mixing up hourly rate and commision. It won't work if you calculate a commision base on their visible worked hours.
