I think I found my dream house...
We hope to have our house up for sale in the spring. We are working furiously over the winter to paint rooms and make minor repairs.
I came across this listing a few days ago: http://www.bnrealtors.com/idx/search/details.html?SID=2249&MLSNUM=2093253&PID=3 This house has 5 bedrooms, 3 bathrooms, two kitchens, and a two-car attached garaged with a three-car detached garage. It is at the upper limit of our price range. We decided to drive by it yesterday and have a look. It would increase my wife's commute from 3 minutes to 15 minutes and my commute would stay at 7 minutes. This house is walking-distance from a couple we are friends with. I hope it's for sale when we are ready to buy... But there's a problem, because across the street was my wife's dream house for sale: http://www.bnrealtors.com/idx/search/details.html?SID=2249&MLSNUM=2092882&PID=2 This house only has an attached 2-car garage. ![]()

Sorry to say it man, but aside from the garage, the house your wife picked IS a bit nicer..
Its gonna be a hard battle.

You live in one house. Wife gets her own. You can always build a new garage. Might be harder to rebuild a wife after she's not happy.
Housing seems expensive up there. TN is certainly more bang for the buck. |

I was just thinking how inexpensive those prices are... I guess it's a matter of perspective!

I know. All I see are the five garage bays.
We bought our current house primarily because of the 3-car garage... The wife's dream house is also MUCH larger than I want to pay to heat and cool. We currently have a 1600 sq. ft. house and that house is 3600 sq. ft..

My house in Medford is 2600 ft on half an acre in a nice part of town. But, you could buy both of those homes for the price of mine. And the odd thing is there are very few good paying jobs in Medford....

Well tough choice here.
There are things I like and dislike about both. Front porch on the one you like is a + Extra outbuilding is a + The one your wife likes has better upgrades, kitchen, bath etc. a + Bigger, trust me when you have kids you'll appreciate that. a + It's a split, I personally don't like splits YMMV a - Now what's interesting is the delta in price. Either the one that you like is overpriced or the one your wife likes was upgraded beyond what the neighborhood will bear. Lot sizes look the same. I think it would cost you as much, probably more to get the one you like up to the standard of the one wifey likes as it would be ot add an extra garage even taking the diff in price into account. I vote for wife's.

Legion? Can I suggest a compromise? The garage house (mmm....garage space...) but let your wife pick a few very nice upgrades e.g. kitchen, bath, or appliances. Let her build a bit of her dream in that house and you get the garage space plus both of you have less space to pay for heating and cooling. You might wind up spending a little more money, but both of you could get what you want. angela

Ya I'm leaning towards the latter as well... Plus what are you going to do with 5 garage bays and no Porsche?

Here is a perspective that has done me well in real estate. Buy to sell. What will net you the best upside when you sell it. Doesn't matter if it is 2 years or 20.
Note: I also like the wife's better. Also note: those houses would be 3x or 4x where I live. Salaries aren't THAT much better! Have fun, Larry |

The wife's house is a lot nicer and I'm pretty confident that the necessary updating to your house will be a lot more expensive than building a new garage.

That's third on the list of projects.

Was just looking again.
They keep appliances around your way? Looks like wifes favorite would need all new. That bites. Angela, good suggestion but personally having lived it before I'd rather all construction be done outside of the living space. Personal choice.

Oh, and this is a great time to buy in Bloomington.
$200,000 is the magic number right now. Things below that price are "starter homes" and are attracting buyers with that massive tax credit. These houses are moving and moving quickly. Two houses sold on my street this fall in under a month. Above $200,000, houses are sitting on the market for months and years. There aren't a lot of people in my position who are "upgrading" right now. We seem to be in the sweet spot where we are moving from a hot price bracket to a not-so-hot price bracket.
