Official PPOT real estate comp thread

My foray to West Palm and responses to that thread piqued my interest. I'm curious as to various residential real estate comparables throughout U.S. but also internationally. I'd like to see some real life experiences on purchases/sales.

Couple of things:

Not interested in this becoming my dick's bigger than yours when it comes to residences. Feel free to post pics/info about homes other than your own if you have real knowledge of the circumstances of the sale.

I also understand its about location, Location, LOCATION. Few of you would want to live in my state but there are places I wouldn't want to live but you are attached to.

I'd like to see real world examples of average middle class homes. But I guess you can define it however you wish.

I'd also like to know about how the average working stiff (which is most of us) lives and affords certain areas. In other words, let us know if you got some kind of special deal; e.g., purchase from family memeber, distress sale by PO, foreclosure, etc.

I'll start:

Priciest suburan area in Mississippi...no crime/excellent schools. Purchased in late 2008 as prices were beginning to decline for $214K. (probably paid a bit too much as got into a bidding war with another buyer). PO's retiring to Florida and downsizing. c. 2400 sf, 3BR, 2 1/2 bath, 2 1/2 garage. One of smaller houses in a neighborhood where most houses are currently in the $250-325K range. Annual property taxes of c. $1100. Current value c. $215K (15K in improvements done since purchase). Median income for family of 4 in area in the $80K range.

(Ignore the snow...freaky 2 day event that occurs once every 5-10 years)

Just refied @ 5.1%... I have two houses on one lot... one block from the ocean... back two story where I live has a view of Catalina.

First appraisal was at $500K... loan turned down

Second loan and appraisal not counting back house came in at $350K... got the loan.

I take home a whopping little over $2K a month... but get rent on the front house.

And house was (is) in the family so as it went from my brother to my dad to me without much markup.

I am very fortunate.

But I am 53 and probably will be working till I'm 60 before I can retire, unlike some here.

Current approx value is ~$450K. Our neighbor (the PLO terrorist) paid $400K two years ago. 2400 sqft. We bought in '98 for $225K. No mortgage. Nice pocket burb neighborhood that is 20 minutes (in good traffic) from airport & downtown. Taxes < $3K. Back split with 3 + 1 BR. 1 1/2 bath. House built in 1963. Single car garage. Extra deep lot.

Purchased in 2004 for $230K, we've put about 35K into it, now probably worth $300-320. A house around the corner is for sale at 300, backsplit, single car garage, smaller property, though has been on the market for about 6 weeks now, so I suspect it's high. Lot is 100x150, house is 2100 sq ft. not including basement, fully detached 2 storey, 3 bedrooms on 2nd floor, 3 rooms in basement (office, studio and huge 12x24 playroom), 2 bathrooms (was 3, we combined 2 into 1). I'm about an hour from Ian's house, the other side of Toronto.

MDHS 68-73 . . . I left Markham in '73 but my parents lived there until they died. I sold their house on Wootten Way S in 2004.

Sorry for the photo. We just wrapped up a huge remodel, this photo was taken about 60% through. Landscaping in the works to terrace the hillside.

Bought in July 2003 for $502k. Very nice older neighborhood in Seattle (Laurelhurst). It was a POS. We have put in huge amounts of sweat equity, and probably $150k (at least) when all is said and done. It would probably go for $750-800k at the moment. Would have went for $900k at the peak.

2800 sq/ft, 4 bedroom, 3 bath. Good schools for the Seattle district, but the Seattle district sucks.

Taxes $7k.

Yep, we're over $4k on a house the city thinks is worth 270k. Hamilton is ridiculous for property taxes - one of the worst in the country. Most areas are around 1%, give or take. We're close to 2.
