So, a house came up for sale privately down the road from me. As a realtor, I usually avoid dealing with private sellers, but in this case I called them because 1) they live nearby, and 2) it is waterfront, and I am trying to carve out a niche with those. I explained that I think I have a potential buyer (2, actually) and that if they'd give me a grand tour, I'd go through the comparables to advise them on price & marketing. They were hesitatnt and a bit standoffish on the phone, but warmed up when I promised to not make a pitch or talk about a full listing.

So, went through tonight. It's a gorgeous, custom waterfront home with too many wonderful details to even list here. Easily worth the very high asking price they're looking for, if they can get the right buyer through.

Spent 2 hours with them, talking about this & that, waterfront living, sailing etc. THey are going to try to sell privately for a few weeks, and if they don't get it sold I stand a pretty good chance of getting the listing.

On the way out, headed through the garage, they asked about my weekly radio spot about cars, and had heard me say that the Porsche 911 is the perfect car. Asked me to explain why I thought so. They said: "if you can get a buyer through and bring us an offer for $XXk or more, you can have our 911." A very nice '74 Targa with a recently rebuilt 3.0.

funny how things work, because last week my wife and I were saying a 911 is a couple years away, considering all the $$ work we're doing to our house right now. It's left a Ferrari 328 sized hole in our bank account, but all it looks like is a messy yard

Would be cool if this pans out... even better if I get the full listing though

the buyers I have in mind will *love* the house, but the price is a stretch for them, by ~15%. Realistically, I could see them going that high anyway, possibly even up to a million, but usually a buyer frustrates all attempts to buy in a current range before moving up. That could be a month or two, by then I'd hope to have a full-on listing on this place, not just a ~10k 911. A double-ended commission on this place would push 40k

what's a targa-cab conversion run? I see decent tops for 1500-2500, but what's the slicing & dicing cost?

It's a really cool color, kind of a reddish brown. Not sure if it's factory. Has polished cookie cutters and a tail. Not a huge fan of the tail

Get the car in your garage, then get it running reliably then and only then start thinking about modifying it!

Why would anyone make a Targa into a cabriolet? For all the work ($) can't one just buy a cab?

Nope, I won't. THe buyers are hot to trot, but I don't see them jumping 15% out of range yet. I'll show it to them anyway... bumped the appointment to wednesday.

Oh for sure. I'd enjoy it as-is... once I got the tail off. Then plot out some winter projects.

My only "steady job" is a 10 minute radio car bit/column every friday. I get to talk about anything I want
