Apartment/Property management accounting software? What's good?

Looking for accounting/management software for a 13 unit apartment.

Does Quickbooks work well for that? Or is there something specialized for apts that is better.

Doesn't seem like it needs to be too complicated.

Hmm, no one owns/manages apartments?

Looking at quickbooks pro 2012, Quicken Rental Property Manager, and LandlordMax.

I've used Quicken Property Manager in the past for my rentals and it worked great for me.
