home design software/websites?
 

Anyone have any recommendations for a good program or sites for home design? I'm not looking to create buildable prints, just play with layouts and, materials, etc... Something I could hand over to a real architect and let them refine from there.

I've grown impatient with the homes available on the market (poor build quality, total lack of forethought in design, etc), so any input is very much appreciated.

I'm not how sure how 'hands on' you want to get.

Google makes a great, free application called Sketchup. There is a learning curve, but once you get the basics, your can do some amazing work. You can also get rendering apps that will give you near photo realistic results.
