Northern Tennessee

I have moved my search to northern Tennessee, specifically the area north of Nashville spreading to north of Knoxville. I would like to gather as much information as possible before I go there next week. I have ruled out Georgia and Florida from my consideration. Any info is greatly appreciated.

Where ever you choose I would use greatschools.org as a tool in your decision. Even if you have no kids or are long past that age, the quality of the community will be somewhat reflected in the quality of schools.

You might also consider the type of industry around and how the local companies are viewed. Glassdoor.com

Not that these will be in your top tools for choosing, but they could tell you something about your neighbors.

Mostly rural with a lot of small towns that will remind you of Mayberry NC. Great scenery with plenty of good cruising roads.

Love the state. Look at SW area, as in Marysville, Maysville? don't know for sure. Drove through it last year and very nice. Just west of the Dragon's tail road. I also love SE Tenn, around Ashville NC and west, beautiful country, great roads. I'm also looking at the area to retire to in time. Good luck. Also, Crossville TN, north and west of Knoxville is great, nice towns and plenty of golf.

This is essentially where I live. Maryville is the town you're thinking of (about 15 minites from my house). Townsend is just east of there and is also really nice.

For the OP, what are your requirements again? I grew up in Upper East TN (Kingsport) went to college in middle TN (Cookeville) and now live just west of Knoxville in a town called Farragut.

Yea man, lived in Maryville for just over 2 years. Awesome place!! Medium sized town with beautiful country atmosphere and minutes from Foothills Parkway, Tail of the Dragon, Great Smokey Mountain National Park, and many other beautiful places. Kind or regret moving away.

Moved to Lake City just north of Knoxville. Much nicer house and property bordering Lake Norris state park, but Lake City itself is a $hit hole. Probably moving back to Maryville next year.

Interesting... I too, am looking to relocate ( out of the Over-Taxed, Blue States of the NE) and into Maryville TN area.

Looks like an area we like, trees, green, mountains, down home feel of yesteryear.. Reasonable climate and four seasons, affordable living, more in-tune with my politics (I hope) and NO STATE INCOME TAXES....

In the end, I don't mind paying IC Tax, if the place represented my interests.. but the Lib NE does not and I pay 8.5% !!!!!!!!!!

Well, TN will not have a state income tax anytime soon. I doubt it ever will. That seems to be one thing that state politicians just don't want to touch. As for taxation in general, sales taxes are high (mine are 9.25%, I believe), but property taxes are low, no ad valorem taxes on license plates, etc). Overall, a very affordable place to live.

As for politics, East TN in general is very conservative.

I am 52, retired from the military. I am specifically looking to go to a state that is friendlier to the military pension. Conservative states are a bonus. My kids are grown and on their own but I would like to remain fairly close to my daughter in N. Va. A friendlier people climate would be another bonus as NY is not very friendly. 3+ acres of land where we can have our horse. House itself doesn't need to be very big (around 1000sqft). Out buildings are nice but not required. I am up to the Maryville, Townsend area also. My SIL recommended that area also.

I have not been very involved in PCA here in TN (but was in north Alabama). The main problem in my opinion is no close tracks. The closest is probably Road Atlanta at 4 hours or so away.

The local PCA region is relatively active with autocrosses, etc. There is a local Porsche dealer and a suprising number of Porsche-oriented race shops, etc. (Racer's Edge, for instance). There's quite a bit of money in the Knoxville area with a lot of fun cars around as a result.

To me, one of the biggest plusses is the absolute abundance of fun roads. Not much traffic, fun destinations, beautiful scenery, etc.

Well, I think you'll find East TN to be pretty friendly. If you get way off the beaten path there is a bit of "he's not from around here" vibe, but mostly everyone is really friendly. One of the guys I work with is from Ireland and he recently bought a house in a little area called Greenback and he was amazed at how everyone basically accepted him as a "local".

The beauty of the Maryville/Townsend area is that you feel like you're out in the middle of nowhere, but you're actually close to civilization with all of the conveniences that brings with it.

I will be driving down to the Crossville area this coming Sunday, leaving Tuesday. There are 5-6 properties that I am going to look over. There is one in Maryville that I want to check out also.

You may wish to visit Ashville NC while you're down there. I really liked that area. Check out the Biltmore estate too.

Interesting thread as I got a call last week saying "come to Memphis, the job is waiting for you".
Iffn I was making the same or a little more there than I am here, I'm guessing I could live like a king in Memphis.
No not that king, I doan do velvet paintings or velore.

I told him I'd let him know in a couple months.
