Used to go to Ginnie Springs just up the road from there all the time back in college... at $35/ day + night plus tube rentals, etc they are making a killing. The place was always packed.
Hey if you were to market this place right, and perhaps make an agreement/ shuttle for floating down the river I'm sure you could take a portion of their market share and even a small portion would recoup your initial investment real fast.
