Vancouver housing prices

It has gone from the ridiculous to "you gotta be f'n kidding me"

Only 3.2 MILLION.
No wonder it's inexpensive.
Not the greatest neighbourhood. It IS a tear-down.

Busy street. The sound of traffic from Granville St., 24 hrs a day
49th, one street over. A major high volume street.

Some corporations are starting to plan a move to Toronto.
They cannot attract quality employees that are wanting to raise a family, in a house.

Real estate is going crazy in Sydney, Australia. Chinese money is causing prices to go to astronomical levels.

Is there anywhere to build there anymore? I think lack of available land plays a big factor.

Lane way houses. Everywhere. 350000, min. to build 1000 sq ft. 50-70k in permits, alone.
They are totally ruining neighbourhoods.
One day you have a view. Next month: 20 ft high structure with a family of renters. No view. No privacy.

They are saying lack of land for building will have a huge effect soon in the County I live in. For that reason, they are building vertically down town. Like the Pope just said, there's no reason to breed like rabbits - plus lots of rabbits are moving in from the outside.

Yep, been going there for about 15 years. I think its cheaper to rent a room at the Sutton Place. BTW, I'll be there the first week of February for a few days. If you want to grab a beer. Once Upon a Time and Mistresses are filming there.

I'm pretty sure that lot off Granville is a multi family development site. Still crazy expensive though. Cap rates in the mid 2s. I bought in 2008 at what I thought was the peak just before the meltdown. My place has increased by about 75% since then. I keep saying it's not sustainable but every year has a double digit gain over the last.

300% appreciation. Real figures.
We're outa here. Had enough of Vancouver.
It will be a great place to visit.
