Has anyone bought remote property?
 

I'm looking at +- 40 acres out in northern Arizona. Toured the property, found the surveyor marks. Called the state about well information. (Located on a major aquifer, and generalized depth). It's not land locked, and about 400 meters from National Forest.

I feel I'm missing something?

My concern would be water. How is the aquifer going to look in 15 years of sustained drought? If I would do a boonies property, I'd shoot for well + spring.

Are you working with a agent who is familiar with buying land? They will make sure everything is in order.

Water. Make certain you have it.

My family owned 500 ac in SoCal and it had an active spring that supported a ranch. It would not support further development without bringing water in though.

How far north are you looking , Levi. My Sis lives in Chino valley. And I was looking at property there a year ago. The water table there is dropping over the last few years, leaving some folks with dry wells. You see lots of big tanks on the back of trucks in the area, for hauling water.
Having water sure makes a difference in the usefulness of a property.

Lot of folks from the valley do enjoy heading to higher elevations in the summers.

Sure do see some attractive prices on parcels above I 40. But again water is an issue.

It gets chilly in the winter up that way .

I did homework on the water. After talking with the Arizona well registry, the only other well in area was drilled by USGS back in 1966. Drilled into the Coconino aquifer, but at 900 ft. (should cost a pretty penny for the well). It should be good enough to be exempt for irrigation.
Plan is for small orchard, and summer/winter retreat.

The agent only sells land. Most of her listings are 1+ mil ranches.

I'm trying to stay around Heber/Show Low/Payson.

Sounds like a great place. We want to get a place up there eventually. Probably closer to lakeside or Greer though...

I don't need much land. Even a half acre is good. Fishing is better over there, and we like to hit the slopes in the winter.
