Went to HD and bought a $93.00 opener. I'll put it in myself. The sale addendum did say it had to be installed by a "licensed professional". I made it clear that the State does not issue licenses to garage door installers and that I would be installing it. They agreed. BTW, we did not get our asking price for the house. We have to come down so that was pissing us off the whole time. Thanks everyone for your input. It was a good discussion. The power of Pelican comes through again. SmileWavy |

You present a reasonable case to encourage the seller to dump a house that is on the market too long. That is helping them to see the best play. Unfortunately, many agents only know how to advise their client to cave to demands just to ensure the sale. The OT didn't say that his agent gave him good reasons. He just said the agent wants to cave. It all started with the buyer wanting things fixed on an "as is" house. Again I have recanted my original stance to say it is better to lose a minor battle and win the war. |
New motor, chain, and the frickin' laser beam is installed. Took about 2 hours. It could have been done faster but most of my tools are in the storage unit, so I working with crescent wrenches and vise grips. For a unit that costs less than $100 it is pretty nice. Stop positions are programmable and the laser beam worked the first time with no alignment problems.

The closing went fine but there is a reason, the buyer wasn't there. Seemed a little odd at the time. She was at the closing for the sale of her house which was schedule for the same time as our closing. We signed everything and were out the door in 15 minutes. The buyer did a walk thru of our house a few hours later then signed the documents and the proceeds were wired to us by the end of the day.
I guess she had to check that garage door opener worked before she would sign.... :p |
