The answer is "d.".

Went to HD and bought a $93.00 opener. I'll put it in myself.

The sale addendum did say it had to be installed by a "licensed professional". I made it clear that the State does not issue licenses to garage door installers and that I would be installing it. They agreed.

BTW, we did not get our asking price for the house. We have to come down so that was pissing us off the whole time.

If I'm paying an agent top dollar I expect top performance on MY behalf. I once dumped an agent when trying to buy a house because my wife and I got the impression that he was working me instead of representing my best interest.

I can tell you from experience, any top performing agent will push their own client when we feel they are being stubborn or risking a deal that is to THEIR benefit. It's part of the duty of professionalism... giving advice that our clients may not want to hear.

I negotiated a deal last night where the inspection found a crack in the foundation that was allowing water into an unfinished part of the basement. I'm representing the seller, another agent is representing the buyer. The buyer is asking for $2500 off the purchase price. We countered back that it's a $1000 job, tops. My gut feel is that the buyer is going to dig in and be firm at the $2500. If that happens, I'm going to have to work really hard to get my clients to swallow the $2500, but I *will* do it, even though I know they will be pissed at the buyer, at the buyer's agent, and likely pissed at me.

The house has been on the market for 2 years (7 months with me), this is only our second offer, and they have recently moved to a different city. It's a vacant home that doesn't show great now that the furniture's out, and winter will be here soon and it will likely sit for another 6 months before we get another offer. $2500 is not a fair adjustment, but it beats holding the house through the winter in a market with LOTS of competing listings.

Am I going to be "working" my client? You bet. Am I looking out for their best interest? You bet. It's how I make a living... you don't close 50-60 deals a year by being lazy or self-serving.

You present a reasonable case to encourage the seller to dump a house that is on the market too long. That is helping them to see the best play. Unfortunately, many agents only know how to advise their client to cave to demands just to ensure the sale. The OT didn't say that his agent gave him good reasons. He just said the agent wants to cave. It all started with the buyer wanting things fixed on an "as is" house. Again I have recanted my original stance to say it is better to lose a minor battle and win the war.

New motor, chain, and the frickin' laser beam is installed. Took about 2 hours. It could have been done faster but most of my tools are in the storage unit, so I working with crescent wrenches and vise grips. For a unit that costs less than $100 it is pretty nice. Stop positions are programmable and the laser beam worked the first time with no alignment problems.

There were units at HD over $300. They must install themselves....;)

You ain't just just joking about "the hood" Byron....I was sitting in back of "The Jug" with my best friend a few months ago having a beer in honor of Ronnie (not him!)....who died last year. Ronnie lived right behind that "crap hole" his whole life and assured us it wasn't "THE Jug"of lore (Post & Edgewood I think)...RIP Ronnie!

The closing went fine but there is a reason, the buyer wasn't there. Seemed a little odd at the time. She was at the closing for the sale of her house which was schedule for the same time as our closing. We signed everything and were out the door in 15 minutes. The buyer did a walk thru of our house a few hours later then signed the documents and the proceeds were wired to us by the end of the day.

I guess she had to check that garage door opener worked before she would sign.... :p
