Offer accepted as written

We never expected to see that - thought we were in for a couple of weeks of negotiations. SO, Mrs WD and I have a new house.

Mrs WD wanted a big old farm house. I wanted something modern and spacious. One of us was going to have to compromise. But we found this old farm house with a spaciouse modern addition. Perfect!

We have 5 acres, 2 wooded behind the house, and the rest in pasture. Just what we wanted.

The inside of the addition is open and airy, just the kind of space I wanted.

There is an outbuilding that was used as a preschool. It's going to be my woodshop.

BIG master bedroom.

There is a 20 something by 16 rec room under the addition.

The rec room shares a wall with the garage. I'm planning to expand the garage and keep my Speedster in the rec room.

The kitchen is big enough and has good storage, but I'm going to have put in a gas range.

Wow! That is gorgeous. Your outbuilding is big enough to be a home in some neighborhoods.

Congratulations!

How far 'out of town' is that?
And how much snow do you get?

I'm almost ready to pull up stakes...

Gas is far better to cook, glass top is better for cleaning.

Nice spread, neighbor problems, solved.

Nice. Are you going to get goats or a horse to keep that pasture trimmed or is it time for a tractor?

It looks....big. I've never had the desire for a larger home than I need but if you did, it looks like you scored.

Where is this now? I won't even guess on price but I'm assuming that it was shockingly cheap due to location.

Beautiful...at 16X20..rec room one foot short for a regulation 9' pool table. 17X20 according to Brunswick chart. (just kidding)

But hey...perfect home for a Speedster! May you enjoy many years there.

“How far 'out of town' is that?
And how much snow do you get?”

It’s 1 ½ miles outside of a town of 3000 people. Last year we didn’t get enough snow to get the shovel out. Some years we get a foot. It seldom stays on the ground for more than a week.

“Nice. Are you going to get goats or a horse to keep that pasture trimmed or is it time for a tractor? “

I already have the tractor. I’ll need to get a 6 foot finish mower for it. We don’t plan to mow much. Mrs WD is going to grow lavender for sale, I’ll put in a small mixed orchard of 12 or so fruit trees, and we’ll have a big vegetable garden. Eventually we’ll be feeding out a hog and a steer for the freezer.

“Where is this now? I won't even guess on price but I'm assuming that it was shockingly cheap due to location.”

It’s located just outside the Cincinnati-Dayton corridor. The price would no doubt shock anyone from either of the coasts.

"assuming you guys are propane out there"

We are the farthest house out of town with city water and natural gas.

Yeah, I'm about ready.
My wife has always said it's me that is keeping us here.
The weather is great. The weather is great. The weather is great.
I keep repeating that mantra to myself when the neighbors dump their crap in the street, park their cars on the lawn for street sweeping, take up too many parking spaces just to park one car, hold loud parties until 2AM in the morning, you know, just the usual big city stuff. I don't deal with traffic any more since I'm retired now. I don't make it a habit of driving before 10am and after 2:30pm either as that is rush hour around here. My house is paid for so it's tough to think about moving, but seeing this place WD has really makes me wonder. What if?

Very nice!

The best advice I can give, looking at the length of the drive way and the size of the property, is to get whatever make and model of utility side by side 4x4 (and get a snow plow) you prefer.

Best thing I have ever bought for the farm.

Again, nicely done.
