Mohave valley Arid-zona

Any Pelicans living in Mohave valley from Bullhead to Needles?

sister-in-law lives there, MIL looking to move there, wife is now interested.
I know a little about the other side of the river but this side not so much.

Mostly curious about areas to avoid, and taxes.
I read that the median property tax assessment was under a grand a year, but in some of the RE adds it shows tax assessments up to $14k?

Is that land purchased or leased from the reservation?

Only thing about rural az is the access to healthcare.
The left side of the state is in my opinion is worse then right. Couldn't pay me to live there.

Been there, but haven't spent much time there. I've heard Bullhead has serious drug problems. That whole area is very pretty, but very remote and it's hotter than Phoenix. Land is cheap, taxes are low and it's hard to make a living there. Laughlin is just across from BC and it's more lively. You'd have to really love super hot weather and low cost of living (cheap and worth it) to live there. Nearest real city is Kingman, about an hour away. And it's nothing to write home (to Phoenix) about.

Tldr:
Mohave county is a good place to take a **** on your way to California, flag or Phoenix.

Living anywhere where the cost of housing is low and the unemployment is high is a mistake. Weather notwithstanding. I have a friend however that has a house right on the river, it's his front yard and he likes that. IDK if it's any cooler there. The desert has about 20 days a year that are perfect. The rest are painful.

Inlaws lived in Topock for 10 years. Hot as faak May-Oct and wind with blowing sand Nov-March. April is pretty nice except for the mosquitos, snakes, and scorpions. I would rather live almost anywhere else.

No idea about taxes.

A good place to do the same when leaving CA as well, which I have done all my siht in a trailer behind my truck. Alas, that lasted 2 years, but I did stop for a year and lived in Boulder City, NV. That might be good place to look. Nice town, no gambling allowed within city limits and measuring by the square mile, it's the largest city in NV with a small population. Really good old time feel.

The weather ain't great, but it's a little higher in elevation which helps a bit. The lake is full again and a really nice place to recreate. The have a nice municipal golf coarse and if you want to bear the afternoon wind, you can play for a few dollars. Most play at daybreak.

There is a bar in BC that has a sign outside:
"A free drink to anyone any day the sun doesn't shine." They don't pour a lot of free drinks.
