House painting

2300 sq. feet or so, single story ranch. Also a 3 sided wood shed on a 15X20 slab, and a tough shed 8-18. House and wood shed siding is T-111. All done in 2 colors, one for the house, another for the trim. No color change from now.

So, got too damned old to do ladders, plan on hiring it done. Before I start getting bids, any idea of how much? Questions I should ask?

Difficult to say what it would cost, but I think we paid about $15k 12 years ago to do a similar-sized house with two colors. Main thing to ask about is preparation. Make sure that all loose paint is removed, and that affected areas are sanded smooth. Ours still looks good after 15 years, and both colors are fairly dark. We get plenty of 100+ degree days with lots of sun in the Napa Valley.

This layout sounds very similar to my FIL's house and sheds. It is brick, so he doesn't have to paint, but that truly sounds like alot of labor. T111 takes alot of paint to cover properly, but going the same color will save you some time. I assume they would spray it all on, but like it was said before, preparation is the key to a lasting product. Scraping/power washing is a must.

Re-doing a house now, cedar shake in good condition, no rot, yet prices are coming in higher than covering with vinyl siding.

There is some nice looking board and baton vertical siding now, you may want to explore that option.

Ask what prep will be done (power washing, sanding, filling holes, fixing rot, caulking around windows and trim, etc), what kind of paint (don't cheap out on cheap paint), if it will be sprayed or by hand, if the trim will be painted on all sides or just faced (pays to do all sides but it ain't cheap because it has to be done by hand), painting the windows too (if wood), if it includes painting soffits, fascias and gutters, etc.

Dad got quotes for his (2400sqft split level) last year and was quoted anywhere from $900 (spray siding, no trim, cheap paint) to $12K for the whole shebang.

Holy crap on those prices.
3k sq. Feet plus 2 car garage, 2 colors, concrete construction. Power wash, concrete sealer, paint: $4k. Not done by homeless people, an insured paint company.

I should have mentioned that our house needed extensive preparation to remove peeling paint. The contractor did an amazing job preparing the surface for the new paint. We also have an abundance of windows and fascia boards, all of which were painted in a contrasting colors on all surfaces.

Oh. And it's Northern California too, so all prices are higher than you would otherwise expect .

We just scheduled ours to be painted. Sounds a little bigger than yours but our best bid was around $8K.

I think there is a lot of variables that decide the final cost. But if you are just looking for numbers, I have basically the same size ranch as you with a 2 car garage and 10x12 shed all sided in cedar shakes. I was recently quoted 8K.

I priced all the materials and Benjamin Moore paint to do the job at around $1000...labor is not cheap these days.

Go stockup on paint at home depot. We bought 100 gallons of primer an another 100 gallons of white paint for ceiling just in case we run out Its 20 % off. My painter is going to hate me It ends on the 28th

That can't be right for just 17 years ago. In 1970 paint was $3.50/gal for vinyl acrylic. It steadily rose from the oil embargo of 1974 and '78. I don't have any records going back that far any longer but seems to me that in 2001 a gallon was more like 20 bucks.

Anyway, paint has a big markup so shopping smarts is crucial. Most paint stores discount for monthly/yearly volume, not so much for a large one time order. And you pay through the ass buying one gallon at retail.
