Jake, That is a good point about flaggers that I had not thought about before, and should be incorprated into any new track design. However I think a 3+ mile track that could be split and used for 2 different venues or clubs at a time would work the best for increasing the likely hood of making a return on the investment.

Check this facility out www.autobahncountryclub.net. We are members there and this place is a gas! It was about 10 years in the making (mostly finding investors and a welcoming community). It is being set up like a golf country club, except the course is for race cars not golfers. It will eventually have all the amenities that you would expect from a golf club, but geared to car owners. They also have lots to purchase and build custom garage/entertainment facilities/apartments. Very cool, but I digress... The facility consists of two tracks (1.6 and 2.0 miles respectively) and can be linked together for special members only events. All corners are staffed and there is a full safety team. The project consisted of 50 founding members and I think 250 regular members for a total membership investment of $7.5 million. Not sure if that was all they needed to cover construction costs. One track or the other is rented to generate income (there is always a track open for members). The onThe co-founders/idea men might be willing to talk to you about construction costs and their names are on the website. Check it out - maybe it will be helpful.

Take all the great corners in the world; Eau Rouge, Karussell, Blanchimont, 'turn 8', Paddock Hill Bend, Becketts, The Corkscrew, 130R.....and put them all on the same track. That would be pretty cool.
