Any Swedes here to help me understand Swedish mortgages?
 

I need some help in understanding how pantbrev/inteckningar/mortgages work.

I have half ownership in a small house in Sweden that my Uncle and I have agreed to sell. The fastyghetsbyra would like me to sign a letter that indicates that I will assist in getting a mortgage on the property.

The exact wording on this is: samt ansöka om inteckning i eller pantsätta ovan nämnda egendom.

To me this sounds like they are looking for: 1) a second mortgage from me 2)a guarantee to the bank if the buyer doesn't repay that I'm on the hook for the loan.

Note that my wife is a commercial mortgage broker here in the US and the request doesn't seem to make any sense to her. All the back and forth with the Swedish broker hasn't been able to confirm.

My brief google and translation seems to indicate that the owner of the home that is being sold applies for the mortgage with the bank????

Any help would be greatly appreciated. My Swedish is good, but it's only conversational and not technical. My Uncle and cousins haven't been able to clarify this to me as their English isn't good at all.

Sorry. This does not make any sense to me either. As a seller there is of course no point taking out new "intäckning/pantbrev". On the contrary they are usually handed over to the new buyer. They are in essence the loaning banks security that they can take the house if the owner can not pay the loans.
At least thats my take at a quick glance but I suspect there is some kind of misunderstanding somewhere in the communication.

Aren't they just asking that there isn't another lien on the house, eg a mortage by the seller that needs to be cleared upon selling?

Thanks for the input. We've cleared it up, it was simply a "fulmakt" (power of attorney) for my wife to sign so that I could be cleared to sell my portion of the property (or take out a loan using the property as collateral to buy another 911!:D). However, the translation was completely lost on many of us till I had a real estate investor friend in Stockholm straighten it out for me. The Swedish "legalese" on this one was far above my paygrade (and many others in my family as well).

Translating Swedish mortgage language has to be the oddest thing I've ever seen on this board, and that is saying A LOT!
