Eff Me Runnin'. Insurance Canceled Again!

This has happened every few years since the "Camp Fire" and then the "Kincade Fire" in No. California. You get a letter of non renewal and then you have to scramble to find coverage other than "Covered California" which is $$$$$.

It seems these insurance companies come in, write a bunch of policies in areas that have recently been "red flagged", collect 2 years of premiums and then cancel. The cycle starts again. I can't wait to leave this craphole.

Thanks for letting me vent. At least I have until August to come up with something this time.

That's the nature of the business. Not much chance of a loss if everything is burnt to the ground. Collect and get out before the next time. It happens here also, the admitted carriers Allstate, State farm, Prudential, etc. come in write a bunch of business then cancel everyone a few years later.

You can't get flood insurance some places for the same reason.

Low deductible hail insurance in other places, I'm granfathered into 1% so I consider myself lucky.

Last time I had my roof replaced my roofer was working with a woman who had a 6% deductible.

Because the deductible is on the total rebuild value of the home and not just the repair cost it was more than paying the roof out of pocket in full.

More reasons I'm glad to live in Arizona, I guess...

I've had the same insurance for nearly 30 years now, USAA--for home and vehicles. They've been great, and they've collected LOTS of money from me over the years. Have only had 1 claim on the house (self-inflicted), and a couple fender benders between the ex-wife and the current wife. Can't imagine them cancelling me; not even a thing I'd have thought of.

BTW, my deductible (for everything) is $500.

It looks like the one company that will write a policy is for $3600 a year. Previous insurance was $1500. Still waiting to hear back from another local agent.

I've received three nonrenewal letters over the years and finally had to go with the "Fair Plan." My premium on the Fair Plan went up 2.6X this past year. Since the Fair Plan only covers the structure, you have to also get a "supplemental" policy for the rest of your coverage. That has doubled in the past three years. We did have a fire in 2003 that actually did destroy a house across and down a ways from here, but nothing in the past 19 years. I contacted a local TV station news department & said they should do a story on premium increases here, & they ended up interviewing me for the story. I'm tempted to say screw them & just go without.

This is your homeowner's insurance, I assume?

Here in Florida you are required to have it if you have a mortgage.

In all the years I've owned my home, and had a mortgage and homeowner's insurance I never made a claim.

But along the way there were incidents that were a PITA to handle, through nothing I did.

Finally I paid my mortgage off and cancelled my homeowner's insurance.

That was in 2014 - 8 years ago.

Everyone's situation is different and they need to consider what's best for them, obviously.

they have the right to rape you now that there were previous fires. I am in the Fire Zone also. All state has been consistence but rates kept going up every couple years. HAve no choice but to bend over and take it.

Same thing happened to me last summer. My new insurance company mandates roof sprinklers, and mandatory brush clearing around my home. I fear I will someday run out of insures.

Maybe people will finally realize that it isn't good to build (or buy) in high risk fire and flood zones.

What does it take to install a roof sprinkler system? Is this something that’s hard piped into the house or something you can add with a garden hose supplying water?

We’re not really “high risk” at all. In fact, the 2 previous owners were both LAFD and there’s a hydrant less than 30’ from the house.

A lot of the problem arises from other areas such as NorCal and the High fire areas where they have instituted a moratorium on insurance non renewals. Consequently some of the areas such as mine are having to foot the bill for the insurance companies past losses

It's your choice, they make great ones that use use high temperature hose and sprinkler heads, which can also cover the surrounding bushes and such. We have "Blaze Control" which is a "fixed system." With all the snow and wind a rooftop sprinkler would have blown away.

The reality is the power will likely go out, the batteries will probably fail, and the well pump will probably burn up before the sprinklers will do anything.
