Replacing Kitchen Appliances
 

One of the ladies that works for us lives in Las Vegas but rents her home here in Patuxent River.

Her "property manager" has gone AWOL and the folks renting her house have legitimate issues with the kitchen appliances - all of them have aged out. The PM is no longer the PM.

I went over yesterday and after looking at the appliances, taking photos, etc. my recommendation is to replace them all, which the owner agreed to do.

So, I am a bit like the dog who caught the car: Now what?

I have lived in the same house for almost 30 years and when we did our kitchen remodel over ten years ago, the contractor, my wife and the kitchen designer did everything.

Any advice? Do Lowes and Home Depot do a good job, etc?

Have a good look around and have an idea of what you want.
Check some reviews online.
Go to some appliance stores and usually the salespeople are motivated by a multi appliance purchase.
It was a long time ago that I had done my kitchen reno but I was able to get the deal I wanted after wading through the salesmen that would "match any offer". Beat any offer and now we're talking. One salesmen did just that and happened to be a woman.

Is Consumer Reports still solid? They are usually thorough in their evaluations.

Good luck. If you look at what's available and pick the best, that'll likely be the most expeditious route. If you find specific items that you want and then try to source those items, you may end up waiting due to supply chain issues.

Probably 15 years ago, we went with Kitchenaid Architect II stuff and it was excellent, but expensive. No idea if it's still made and still any good. And shopping today is, I'm sure, completely different from shopping then. I think we may have ordered from a dept store, maybe Sears, but I'm not sure. Clearly that's no longer an option.

Sea, if you purchase them from Home Depot or Lowe's, you can save an additional 10% after you register your military status with them. Like others have written, check consumer reviews for durability and longevity and you will get positive results.

Paul - avoid LG/Samsung appliances. Do a web search for warranty/service issues first.

Aren't you vacating your current residence within a few years? If those 10 yr old appliances ain't broke .... let the next "lady of the house" buy what she wants ;).

I'm helping a friend of mine replace the appliances in her rental.

We have worked together for 20 plus years...she moved to Las Vegas when she retired and we hired her as our Ops Officer.

She is just an amazing, great person. She is the oldest in her Filipino family and is now caring for her 90 year old mom almost full time.

I have made a lot of calls this morning and Lowes was so inept I almost started laughing!

Just PM Jeff (look171) and then look for the mom and pop appliance discounters. Every major area has one. Or go to AJ Madison to price/order. CL usually lists a few independent installers or the M&P will have a couple on speed dial.

Most GE is good for my money. Fancy can mean 2 things: spendy and trendy, or crap as in the case of Fisher and Paykel. I know what I'm talking about or I wouldn't have bothered.

My SIL just moved to a rental that had no refer. She and hubby went to a second hand type of store and scored an incredible fridge at a fraction of the cost. I think the store may have been a scratch and dent type place. Literally nothing wrong with the unit they got.

My 2 cents worth...be sure to measure your available space well before buying. (and bring the tape to the appliance store)
The fridges today are huge!

As it's a rental, you want to get her appliances with no bells and whistles, simplest beasts that can be installed. No ice maker for the fridge, no glass cooktops...any gadget or complexity that can break, cross it off the list.

It is just ironic how almost all appliances of today are full of electronic crap, that some geek tried to figure out a market for them. Why would I want any appliance to be hooked into the internet?

We got lucky when we moved in to this house. We got rid of an old Harvest Gold fridge that was working great, and got a new fridge in white. The old Harves Gold was given to a friend for his lake cabin. It was 30 years old when we got rid of it, and now 24 years later, last I heard is still working fine.

Our 24 year old fridge is still working great. I hear nothing but horror stories about the new fridges that don't last much past two years, and they cost 2 grand!

I know what you mean. I bought a Bosch oven for a rental then realised you needed to read the manual on how to do the simplest thing. I sold it and bought a simpler one. I didn't want tenants phoning me and asking how to bake a potato.

Contacted them today via email....nothing back yet but I hope they have some recommendations for where I life.

I think I have Ermie (the lovely 68 year-old in question) that for her place, very nice, this is the right answer.

I did the in-person at Lowes while waiting for other responses from Handy Men firms, etc. I don't know how they stay in business...laugh or cry.

They are correct about the simple appliances. Cheaper to repair too when they go bad. It isn't if, its when with these new appliances today. They all have a stupid computer chip in them. Oh yeah, its for your safety:rolleyes:. We buy from the same store so I know the salesperson well. They always recommend something that with good track records. They know what comes back, time after time so we stay away from those. My suggestion is to stay away from the big big box stores, get after the smaller appliance places and they normally have installers that they trust or else they go out of business. They will bid it out for you. I have my men do the install only because I can trust them and they know I expect things to be done a certain way for the long haul.

With stuff like that, I always say a visit is a must. No one will beat anyone's pricing over the internet or the phone.

I have Maytag for the past two rentals and they have been fine after three years. Our higher end rentals, we have to install something nicer, low end kitchen Aid, or Bosch. People often associated stainless steel with higher end or upscale appliances. When appliances go south, I don't bother to fix them, just buy new. It does two things. Makes the renter feel better and I know it will not have something go wrong in the next year.
