Florida inspection rules for condos
 

Shouldn’t all buildings that fit the requirements of the condo inspection rules be reinspected also? Lots of tall office buildings in Florida. They are as vulnerable as the condos. or will the wealthy office building owners pay off the politicians so their office buildings don’t have to be inspected?

I don't live in a condo, and never will. My understanding is the building is "owned" by the many residents. They each own their individual units, and share ownership and maintenance costs of the building. If the board decides to ignore the maintenance because it is too expensive, that is what happens.

Commercial buildings are owned by a company that want to have a nice well maintained building, and not ignore maintenance as renters will move out. I have no clue as to who inspects them, or the condos. Not my circus, not my monkey.

In Miami-Dade County, buildings must be recertified every 10 years after the building's 40th anniversary, and the report must be prepared by a professional engineer or architect within 90 days of receiving the Notice of Required Recertification. Coastal condominium and cooperative buildings three stories or taller built between 1983 and 1997 and located within three miles of the coastline must have a recertification inspection by December 31, 2024, and every 10 years thereafter.

In Broward County, buildings must be recertified every 10 years after the building's 40th anniversary, and the following buildings are exempt: Single-family homes, Duplexes, Buildings less than 3,500 square feet, U.S. government or Florida state government buildings that are built on Indian reservations

I happen to know since I own a separate one story building in a commercial/office building that has a main 4 story building. As you can imagine, things got interesting when the owners on the multilevel building wanted me to share the cost of their inspection when my building was not inspected since it is not a requirement.
